As nationwide private apartment sale prices continue to rise, price competitiveness is emerging as a key factor in successful sales. Due to concerns over the upward trend in sale prices, demand for “reasonable sale prices” is increasing, drawing buyers’ attention to already sold complexes with sale prices lower than surrounding market prices.

According to the September-end private apartment sale price trends announced by the Housing and Urban Guarantee Corporation (HUG) in October, the average sale price per square meter for private apartments nationwide over the past year was 5,692,000 KRW (18,733,600 KRW per 3.3㎡), marking an increase of about 0.16% compared to the previous month. This represents a rise of approximately 13.31% compared to the same month last year. In regional sales markets, Daejeon showed an increase of about 5.15% compared to the same month last year, ranking second highest among the five major metropolitan cities.

The upward trend in sale prices is expected to continue through next year. In April, the Ministry of Land, Infrastructure and Transport announced that from next year, “Zero Energy Building Certification” will be applied to private apartments with 30 or more households. This certification evaluates the level of performance improvements in insulation, ventilation, and the use of renewable energy during the construction phase to reduce greenhouse gases, rated across five levels.

Amid the clear expectation of rising sale prices, newly built apartments with price competitiveness are attracting attention in Doan New Town, Daejeon’s most preferred residential area. Hyundai Engineering & Construction will begin special supply subscription applications for “Hillstate Doan River Park Phase 2” on Monday, the 18th.

Doan New Town is a region where numerous new complexes have been built based on excellent living infrastructure, and existing complexes have also experienced price increases. According to KB Real Estate prices, the market price of “Doan New Town 9 Block Tree Pool City” (moved in November 2011), located in Sanggye-dong, Yuseong-gu, Daejeon, was 940 million KRW in November this year, up 40 million KRW compared to April last year. Despite being a 14-year-old aging apartment, this price increase is analyzed to be influenced by Doan New Town’s position as the top residential location in Daejeon.

The sale price of “Hillstate Doan River Park Phase 2” is set between 636.5 million KRW and 754.3 million KRW for exclusive use area of 84㎡ (excluding open balcony units), which is more than 100 million KRW lower than the actual transaction price of 900 million KRW for the same size in the nearby “Daejeon I-Park City Phase 2” (moved in October 2021), based on the Ministry of Land, Infrastructure and Transport’s actual transaction data from October this year. Residents who have continuously lived in Daejeon for over one year can apply as first priority in the local area, while those who have lived less than one year in Daejeon or reside in Sejong City or Chungcheongnam-do can apply as first priority in other areas. Additionally, overlapping applications for Phase 3 and Phase 5 are allowed. There are no restrictions on re-winning or mandatory residence periods, and the resale restriction period is six months from the announcement date of winners.

The subscription schedule starts with special supply on Monday, November 18, followed by first priority on Tuesday, November 19, and second priority on Wednesday, November 20. The announcement of winners is scheduled for November 26 (Tuesday) for Phase 5 and November 27 (Wednesday) for Phase 3, with official contracts taking place over five days from December 8 (Sunday) to December 12 (Thursday).
