'AI-Based' Investigation of Defect Volume and Costs in Apartment Complexes

Professor Kang Hyun-wook of Gwangju University (Department of Architecture, Architectural Engineering Major), together with Sung Hyun-woo, Senior Researcher at Hyundai Special Construction, and lawyer Cheon Sang-hyun, conducted a study titled "Proposal of an AI-Based Framework for Quantity and Repair Cost Estimation Automation in Apartment Defect Investigation," which received the "Outstanding Paper Award" at the 2024 Annual Conference of the Korea Construction Management Society.


This study is an empirical research aimed at commercializing the integration of AI-based digitization with the "Improvement Model of Defect Information Management System for Apartments" (lead author Kang Hyun-wook), published in the 2019 Korea Construction Management Society journal. The main goal is to develop a technology that digitizes past defect litigation data into a database so that residents can take photos of defects with their smartphones, which are then analyzed to estimate approximate repair quantities and costs.


Through this empirical research, the study calculates the repair quantities and costs that must be clearly determined to protect residents' rights in defect claims and ensure reasonable defect repairs by construction companies amid the increasing number of apartment defect lawsuits. This is expected to shorten litigation periods and facilitate reasonable agreements between parties involved in lawsuits.


Professor Kang stated, "We plan to advance the empirical research to develop defect management applications and enable extraction of estimation reports on PCs. We intend to enhance usability by incorporating numerous past apartment defect litigation data."
