Hyundai Engineering & Construction Launches Sales for 'Hillstate Doan River Park 2nd Phase' in Daejeon

1,223 Units in Complex 3 and 393 Units in Complex 5 Open for General Sale

Hyundai Engineering & Construction Launches Sales for 'Hillstate Doan River Park 2nd Phase' in Daejeon Hillsstate Doan River Park Phase 2 Complex 3 Bird's-eye View / Hyundai Engineering & Construction

Hyundai Engineering & Construction will open the model home for 'Hillstate Doan River Park Phase 2' on the 8th and officially begin sales.


Located in Doan 2-2 District, Yuseong-gu, Daejeon, this project will supply Phase 2 units in Complex 3 (1,639 units) and Complex 5 (443 units) out of a total of five complexes. Excluding rental units, 1,223 units in Complex 3 and 393 units in Complex 5, totaling 1,616 units, will be available for general sale.


The general sale units consist of: Complex 3 - 259 units of 84sqm A, 14 units of 84sqm B, 113 units of 84sqm C, 251 units of 84sqm D, 462 units of 101sqm A, 122 units of 101sqm C, 2 units of 170sqm P; Complex 5 - 112 units of 84sqm A, 20 units of 84sqm B, 138 units of 101sqm A, 28 units of 101sqm B, 52 units of 120sqm A, 40 units of 120sqm B, 2 units of 199sqm P, and 1 unit of 240sqm P.


'Hillstate Doan River Park' is drawing significant attention as it will be the first single-brand 'Hillstate' town in Daejeon with over 5,000 units. Once the development of Doan New Town is completed, it is expected to accommodate about 58,000 households and a population of 160,000. In particular, Hillstate Doan River Park Phase 2 will be located in a premium residential belt along Jinjamcheon within Doan New Town, making it the largest brand town in Daejeon and giving it symbolic and rare value.


The area also boasts excellent infrastructure for education, convenience, and transportation. For Complex 3, there are designated sites for elementary and middle schools to the south of the complex, and with recent approval from the Ministry of Education’s central investment review, new elementary and middle schools are confirmed to be established. In Complex 5, Bokyong Elementary School is adjacent to the right side, ensuring safe access for students. Other nearby schools include Doan High School, Daejeon Physical Education High School, Yuseong Life Science High School, and Daejeon Arts High School.


The surrounding transportation network is also excellent. Daejeon Subway Line 1’s Guam Station and Yuseong Spa Station are nearby, and residents can conveniently access major roads such as Daejeon Southern Ring Expressway and Honam Expressway. The Yuseong Integrated Terminal, located right next to Guam Station, is scheduled for completion in December 2025. In addition, Dongseodaero, which connects the Seo-gu and old downtown areas of Daejeon, is nearby, allowing quick access to the Doan and Dunsan living zones.


Daejeon Subway Line 2 tram will also open within walking distance. The first construction order was placed in September with a target opening at the end of 2028, and once the tram is operational, residents will be able to travel directly to Daejeon Station without transfers. Large shopping and cultural facilities such as Homeplus Mega Food Market Yuseong Branch, Homeplus Seodaejeon Branch, Lotte Mart Seodaejeon Branch, CGV Daejeon Gasuwon Branch, and Megabox Daejeon Yuseong Branch are also nearby.


The Seonambu Sports Complex is also planned within walking distance of the complex. With an investment of 585.3 billion KRW, various sports facilities such as a multi-purpose stadium and gymnasium, as well as parks, will be developed, allowing residents to conveniently enjoy a wide range of cultural and leisure activities. A waterfront park is planned in front of the complex, and abundant green spaces such as Doan Culture Park and Gapcheon Ecological Lake Park (planned) will provide a pleasant residential environment.


The entire complex is oriented mainly to the south to maximize sunlight and views. The kitchen and living room feature enhanced-view windows, allowing for safer and better views of the outside scenery.


Various community facilities will be established within the complex. Both Complex 3 and Complex 5 will include fitness centers, screen golf, sauna, H With Pet, study rooms, small libraries, Hills Lounge, and guest houses. Complex 3 will also feature a swimming pool, kids pool, putting green, private cinema, laundry room, work lounge, study room, and H I Forest.


Applications will begin with special supply on the 18th, followed by first-priority on the 19th and second-priority on the 20th. For special supply, the revised 'Regulations on Housing Supply' as of March 25 this year will apply, including special supply for newborns, relaxed requirements for multi-child households (from 3 to 2 children), and eased income criteria for all special supply types, drawing significant interest from applicants.


For general supply, residents of Daejeon, Sejong, and Chungcheongnam-do who have held a subscription savings account for at least six months and meet the regional and area-specific deposit requirements can apply for first-priority, regardless of home ownership. Duplicate applications are allowed for each complex, and a flat first contract deposit of 20 million KRW is offered. There are no restrictions on re-winning or mandatory residency periods, and resale is possible six months after the announcement of winners.


The announcement of winners will be on the 26th for Complex 5 and the 27th for Complex 3, with the contract period running for five days from December 8 to 12.


A sales representative said, "Hillstate Doan River Park Phase 2 is expected to become the largest landmark residential complex in Daejeon," adding, "Following the early sell-out of Phase 1, Phase 2 is also anticipated to attract significant interest from buyers."
