Minimizing Residential Areas and Designating as Urban High-Tech Industrial Complex for Self-Sufficient Specialized Zone

A green light has been turned on for the long-stalled development of the Daegok Station area in Goyang, Gyeonggi Province, which has been stagnant for 15 years.

On the 5th, Lee Dong-hwan, mayor of Goyang Special City, Gyeonggi Province, held a press conference and announced that as a follow-up measure to the housing supply activation plan announced by the Ministry of Land, Infrastructure and Transport last August, a total of 50,000 new housing units will be supplied in four areas including the Daegok Station area located in Goyang.

Mayor Lee Dong-hwan stated that the Daegok Station area project will be developed not as a housing supply policy focused on residential use but as a ‘Daegok Station Area Knowledge Convergence Complex’ rich in self-sufficiency, and that the construction of a wide-area and three-dimensional complex transfer center will be proactively pursued.

The area around Daegok Station is a key railway transportation hub where five lines?GTX-A, Subway Line 3 (Ilsan Line), Gyeongui-Jungang Line, Seohae Line, and Gyoeoseon?converge, forming a penta-station area. However, due to development restriction zone regulations, accessibility to the railway station and transfer convenience have been poor, making the construction of a complex transfer center urgent.

Since taking office, Mayor Lee Dong-hwan has been promoting the Daegok Station area development project as a campaign pledge, focusing on establishing a self-sufficient city base rather than growth centered on residential use.

The ‘Daegok Station Area Knowledge Convergence Complex’ plans to minimize the residential ratio to around 20% of the total area, reflecting the policy direction of the 8th local government administration, and aims to strengthen self-sufficiency functions by creating an urban high-tech industrial complex at the center of the station area.

Additionally, Daejangcheon, which runs through the project site, will be developed as an eco-friendly green axis, establishing a standard model for a self-sufficient specialized complex that integrates advanced industry, nature, transfer transportation, and residential conditions.

Along with this, the city plans to designate the area as an Opportunity Development Special Zone, where companies will receive unprecedented incentives such as tax support and financial assistance, to strengthen the self-sufficiency of Daegok Station. It also intends to improve railway lines, including extending Line 9 and electrifying the Gyoeoseon, to enhance connectivity with surrounding areas.

Mayor Lee Dong-hwan said, “Since the complex transfer center and self-sufficient specialized complex are long-cherished projects filled with great aspirations, we will work closely with the government to ensure their smooth development and embody Goyang Special City’s hub function for future generations.”
