For these reasons, commercial spaces within complexes are gaining significant popularity as investment products in the real estate market. In fact, the commercial spaces within the ‘Penta Hills Prugio Phase 2’ complex located in Gyeongsan, Gyeongbuk, were completely sold out within 30 minutes during a public competitive bidding, proving their high demand.
Other commercial spaces within complexes that were offered this year have also achieved rapid sellouts. This confirms the steady investment demand for commercial spaces within complexes. The ‘Bundang Kumho Eoullim Green Park’ in Bundang New Town, Seongnam, and the ‘Jeil Punggyeongchae Geomdan Phase 4’ in Paju Unjeong New Town also joined the ranks of complete sellouts immediately after their commercial space offerings.

‘e-Pyeonhansesang Dongtan Park Honors’ is a large-scale apartment complex with 800 households being built by ‘DL E&C’ and ‘Gyeryong Construction Industry’ in the New Residential Culture Town (A56BL) of Dongtan 2 New Town, Hwaseong-si, Gyeonggi-do. The commercial spaces within this complex are planned to be introduced in November.
The commercial spaces in ‘e-Pyeonhansesang Dongtan Park Honors’ are expected to have a large number of potential customers because the complex consists mainly of medium to large-sized households among the 800 fixed households, implying a higher number of members per household. This naturally means a large potential customer base for the commercial spaces and the expectation of stable income.
However, the true strength of these commercial spaces lies in their rarity. Although the complex has 800 households, the supply of commercial spaces is limited to only 8 units.
That is not all. The commercial spaces are located near the main entrance of the complex, securing excellent visibility and accessibility, which are very advantageous conditions for operating commercial spaces. The absence of competing commercial districts nearby is also noteworthy.
Large commercial facilities such as department stores, large marts, and multiplex theaters are mostly concentrated around Dongtan Station. Moreover, many surrounding apartment complexes have their own commercial facilities, and the complexes are densely packed, which is expected to lead to fierce competition among commercial facilities. In contrast, the commercial spaces within the ‘e-Pyeonhansesang Dongtan Park Honors’ complex are in a standalone commercial district with no nearby competing commercial areas, making it possible to secure stable demand.
This offering will be conducted on November 19 through a pre-set price public competitive bidding method, and bids can be submitted via the official e-Pyeonhansesang website. The sales promotion center is conveniently located near Dongtan Station on the SRT GTX-A line, making visits easy.
