SH Corporation to Purchase 3,190 Existing and Newly Contracted Housing Units... Price Ceiling Removed

2024 2nd Housing Purchase Announcement
Allocation of 2,500 Units for Newlyweds and Newborns II Type

Seoul Housing and Communities Corporation (SH Corporation) announced on the 31st that it will purchase 3,190 units of existing and newly contracted purchase rental housing through the 2nd purchase rental housing announcement. The purchase price ceiling per unit will be abolished for both existing and newly contracted purchases.

SH Corporation to Purchase 3,190 Existing and Newly Contracted Housing Units... Price Ceiling Removed

The housing to be purchased this time includes 790 units of existing housing (apartments and newly built) and 2,400 units of newly contracted housing, totaling 3,190 units. The application deadline for existing housing (apartments and newly built) is November 29, and for newly contracted housing, it is December 6.

The purchase volume for existing housing (apartments and newly built) is △ 390 units for general, △ 400 units for newlyweds and newborns II, and for newly contracted housing, △ 300 units for youth (dormitory), △ 2,100 units for newlyweds and newborns II.

As part of Seoul City's plan to expand the supply of 'Long-term Jeonse Housing 2 (Mirinae House)' to overcome the low birthrate crisis, SH Corporation has significantly increased the newlyweds and newborns II type (2,500 units). The newlyweds and newborns II purchase rental housing will be supplied to newlywed couples in connection with Long-term Jeonse Housing II.

The newly contracted newlyweds and newborns II housing (2,100 units) must be apartments or residential officetels preferred by newlywed couples, with a net area of 39㎡ or more and at least two rooms. It is recommended to plan mainly for 51㎡ and 59㎡ units, with a minimum living room and master bedroom size of 3.0m and a ceiling height of 2.4m. Storage facilities and convenience features necessary for newlywed couples, such as dressing rooms, refrigerator cabinets, pantries, system air conditioners, and home network equipment, must be introduced. Community facilities such as childcare rest areas and children's playrooms are mandatory.

The existing housing type newlyweds and newborns II (400 units) targets apartments and residential officetels with a net area of 39㎡ or more and at least two rooms. Specialized design features for newlywed couples will be considered during the purchase review process.

The criteria, including the first purchase announcement and purchase price ceiling, have changed. The purchase announcement for existing housing (apartments and newly built housing) has abolished restrictions on target autonomous districts and now covers the entire Seoul area. An exception for mechanical parking lot purchase restrictions has been newly established. For the newlyweds and newborns II type, only residential officetels with a complex size of 150 units or more and mechanical parking spaces less than 40% of the legally required parking spaces are eligible for application.

The purchase price ceiling per unit will be abolished for both existing housing and newly contracted announcements. However, the purchase price (approximately 370 million KRW for general, 350 million KRW for youth, and 600 million KRW for newlyweds and newborns II) will be considered during the purchase review process according to the purchase budget. Detailed information can be found in the type-specific purchase announcements on the SH Corporation website.
