The model house for a commercial facility located right in front of GTX Dongtan Station, at the center of a total hinterland demand of 10,000, is set to open in October, attracting attention. ‘Dongtan Station Dietre The Place Madang,’ constructed by Daebang Construction, is a large-scale commercial facility consisting of a total of 191 units.
Even before opening, tenants such as ‘Samsung SDI’ and ‘Megabox’ have confirmed their entry, maintaining strong interest. In particular, Samsung SDI will occupy the entire office facility and parts of the 1st and 2nd floors of the commercial facility, with an estimated 2,000 regular employees. Including visitors and residents from nearby residential complexes and partner companies, the hinterland demand is expected to exceed 10,000 people.
Additionally, Megabox will be the first movie theater to open on the west side of GTX Dongtan Station’s station area, and with all seats equipped with recliners, a large demand is anticipated. Various key tenants such as a ‘large brewing pub (planned),’ ‘large cafe and supermarket (planned),’ and ‘beauty & health select shop (planned)’ are also in negotiation to move in, which is expected to further increase the facility’s attraction power.
GTX Dongtan Station, located right in front, has also seen greatly improved accessibility for users due to the opening (partial) of the upper connecting road following the undergrounding of the Gyeongbu Expressway. GTX Dongtan Station is recognized as a key facility in the area, with the Suseo High-Speed Railway (SRT) averaging over 10,000 daily passengers in 2023. Especially with the partial opening of the Seoul Metropolitan Area Express Railway (GTX)-A Line (under construction) in the first half of 2024, the influence of GTX Dongtan Station has grown significantly. Furthermore, with additional developments such as the ‘Indeokwon~Dongtan double-track railway (under construction)’ and ‘tram (in progress),’ the floating population in the area is expected to gradually increase.
The approximately 210-meter-long ‘Madang-gil’ within the commercial facility stretches straight and is located at a key point on the route from GTX Dongtan Station to Yeoul Park. Following the line of the upper connecting road, Madang-gil can naturally attract GTX Dongtan Station users, and since it is accessible from all directions, it can activate visitor inflow throughout the entire commercial facility.
Meanwhile, following the recent 0.25%p interest rate cut by the Bank of Korea, interest in income-generating real estate markets, including commercial properties, has also increased. The developer has planned various benefits to significantly reduce the burden on buyers, such as supporting collateral loan interest at 3% for two years (for some units) and offering a maximum lease period of three months.
The model house for ‘Dongtan Station Dietre The Place Madang’ is scheduled to open in the Osan-dong area of Hwaseong City. In October, subscription will also be conducted for two canceled units of ‘Dongtan 2 New Town Dongtan Station Dietre Prestige’ (one unit for newlyweds on the 30th (Wed), and one unit for general supply on the 31st (Thu)).
