Attracting Attention with Prime School District Location: 'Paju Munsan Station 3rd Dongmoon The East Central'

- 8 out of Top 10 Nationwide Subscription Competition Rates Located in Hakpuma Areas
- Key to Home Buying: Focus on Complexes Offering Safe School Zones and Quality Educational Environments

Recently, homebuyers looking to purchase their own homes are paying close attention to so-called ‘Hakpuma’ complexes. Apartments with such locations not only provide safe and convenient commuting for children but also play a crucial role in enhancing the quality of education.


According to Article 3 of the Enforcement Decree of the School Health Act (School Environment Hygiene Purification Zone), harmful facilities that disrupt public morals, such as waste disposal facilities, lodging businesses, and entertainment establishments, cannot be established within 200 meters in a straight line from a school. Therefore, complexes located near schools offer a pleasant residential environment, ensuring a safe commuting environment and fostering an excellent study atmosphere.


For these reasons, preference for complexes with superior educational environments is increasing. In a survey conducted by Real Estate R114 in the first half of this year targeting 5,046 adults nationwide on ‘Homebuyers’ Perceptions of Purchasing a Home,’ 29.73% of respondents cited ‘educational environment’ as the most important location factor. This was followed by transportation (25.13%) and comfort (21.21%).


In fact, the high preference for ‘educational environment’ among buyers is also reflected in the subscription market. According to the Korea Real Estate Agency’s Subscription Home, among the top 10 places with the highest subscription competition rates this year, eight are complexes located near schools or have Hakpuma locations with planned school sites. For example, ‘Gangbyeon Station Central I-Park,’ which was sold in June this year in Gwangjin-gu, Seoul, received 22,235 subscription applications for 45 units, recording a first-priority subscription competition rate of 494 to 1. This complex also has a location that makes it easy to commute on foot to Seongdong Elementary and Gwangjin Middle School.


Meanwhile, ‘Dongtan Lake Park Jayeon & e Pyeonhan Sesang (Private Housing),’ which recorded the highest apartment subscription competition rate nationwide last year, attracted 105,179 applicants for 279 general supply units, achieving a competition rate of 377 to 1. This complex is located right next to Isol Elementary School, making it a ‘Chopuma’ location. Additionally, ‘Unjeong New Town Woomee Lin The Centum,’ sold in November last year in Paju, Gyeonggi Province, was noted for being a Haksegwon complex with Chorong Elementary School about 500 meters away and Simhak Middle and Simhak High School (planned) nearby, recording a high average competition rate of 108.79 to 1.


A real estate industry official stated, “Hakpuma complexes fundamentally do not allow harmful facilities nearby, providing a safe and pleasant residential environment, which attracts great interest not only from parents but also from general buyers. Especially since the subscription market is currently led by the MZ generation, those in their 30s and 40s, the high preference for these Hakpuma complexes is expected to continue steadily.”


Accordingly, ‘Paju Munsan Station 3rd Dongmoon The East Central,’ which embraces an elementary school nearby, is expected to attract significant interest from buyers. This location boasts excellent educational conditions, with elementary, middle, and high schools all accessible on foot, and a nearby academy district.


‘Paju Munsan Station 3rd Dongmoon The East’ has a safe Haksegwon location. Right in front of the complex is Munsan Elementary School, along with Munsan-dong Middle School and Paju High School, and educational facilities such as Munsan Buk Middle School and Munsan High School are within walking distance. Especially, with Munsan Elementary School located right in front of the complex, parents with young children can feel secure watching over their children’s commute. Since children can attend school with their elementary school friends through high school for 12 years, it also offers emotional stability from the children’s perspective.


Additionally, the Munsan Dangdong-ri academy district is accessible on foot, and the Munsan Library is located nearby, boasting an excellent educational environment. According to the Korea Real Estate Agency’s ‘Subscription Winner Information by Age,’ 79.54% of last year’s subscription winners were in their 30s and 40s, making this complex attractive to buyers with young children.


This location draws attention for its excellent accessibility. The Gyeongui-Jungang Line’s Munsan Station is nearby, allowing quick travel to Seoul. In the future, transferring at Daegok Station to the GTX-A (planned) line will enable travel to Seoul Station within 40 minutes. Additionally, Dangdong IC and Naepo IC near the complex provide easy access, and the Seoul-Munsan Expressway allows rapid travel to Goyang, Ilsan, Seoul, and throughout Gyeonggi Province. In particular, various transportation benefits such as the ‘KTX Paju Extension’ and ‘GTX Plus Line Plan’ are expected to enhance the area’s value, raising its future prospects.


Moreover, the complex is adjacent to Dangdong General Industrial Complex, Seonyu General Industrial Complex, and Wollong General Industrial Complex, as well as Paju LCD General Industrial Complex, Paju Central Valley, and Tanhyeon National Industrial Complex, making commuting convenient for industrial complex workers.


In addition, residents can enjoy a pleasant natural environment nearby, including Munsancheon Stream, Dangdong Park, Northern Park, and Unification Park. The complex also offers convenient access to Munsan Station area infrastructure, CGV, Homeplus, Munsan Central Hospital, and Munsan Free Market, which are various lifestyle convenience facilities in the Dangdong living area.
