Majang-dong Moa Town to Create Park and Open-type Community Facilities
Supplying 189 Moa Housing Units in Dobong-dong 625-80 Area
A Moa Town consisting of 1,663 households will be developed in the area around 457 Majang-dong, Seongdong-gu, Seoul, adjacent to Cheonggyecheon.
On the 25th, the Seoul Metropolitan Government announced that the 16th Small-scale Housing Maintenance Integrated Deliberation Subcommittee approved the Moa Town project in the area around 457 Majang-dong, Seongdong-gu, and the Moa Housing project in the area around 625-80 Dobong-dong.
The area around 457 Majang-dong, Seongdong-gu (covering 75,382㎡) is a low-rise residential dense area with an 84% rate of aging buildings and a 32.8% rate of semi-basement units. It is considered a region with poor residential conditions due to narrow roads and a lack of parking spaces.
Selected as a Moa Town target site in 2022, six Moa Housing complexes will be promoted in the future, supplying a total of 1,663 households, including 503 rental units. The project site is conveniently accessible via the Internal Circulation Road, and with the upcoming opening of the Dongbuk Line, transportation conditions are excellent. However, the mix of new and old buildings has made large-scale development difficult.
The zoning will be upgraded from the existing Type 2 (up to 7 floors) to Type 3 General Residential Area, and maintenance infrastructure such as roads, parks, and parking lots will be expanded. The road width will be widened from 6m to 10m to match the scale of the Moa Housing development, and a park (1,200㎡) and public open spaces will be arranged along the main roads. The existing public parking lot will be located beneath the park.
A public pedestrian passage will be created within the complex to establish a pedestrian network that allows convenient access to Cheonggyecheon, the newly established park, the community center, and open shared facilities. A design guideline securing a visual corridor from Cheonggyecheon has also been established.
The Seoul Metropolitan Government stated, "Through this Moa Town designation, it is expected to contribute to creating a pleasant residential environment and regional development by systematically maintaining the Moa Housing project and expanding maintenance infrastructure and shared facilities for residents."
The Moa Housing project in the area around 625-80 Dobong-dong, Dobong-gu (covering 7,474.2㎡) also passed the review. A total of 189 households (including 25 rental units) will be built in four buildings ranging from two basement floors to 18 above-ground floors. Completion is targeted for 2027.
The project site had an 87% aging rate and was an area densely populated with old and deteriorated buildings. According to the Moa Housing project implementation plan, the floor area ratio will be relaxed from 200% to 250%, and the number of floors will be increased from up to 7 floors to a maximum of 18 floors, in accordance with plans for rental housing construction and maintenance infrastructure (road) installation. Considering the narrow roads in the surrounding area, the width of existing roads located on the south and east sides of the project site will be widened from 4m to 6m, and pedestrian environments will be improved by utilizing open spaces within the roads.
The Seoul Metropolitan Government explained, "With the Moa Housing project, maintenance of vacant houses (a total of 21 plots) in the area will be implemented, significantly improving the previously poor residential environment."
