This figure surpasses the 2,204 applications recorded in October for ‘City O Ciel Complex 6,’ which had the highest number of special supply applications in Incheon this year. Accordingly, it is expected that the first-priority subscription will also attract strong interest from buyers, resulting in a high competition rate.
‘Raemian Songdo Station Centripole’ is a Samsung C&T self-developed project built on the Songdo Station area urban development site. It will be a large complex consisting of 19 apartment buildings with a maximum height of 40 floors and a total of 2,549 households. This time, 1,024 households in Block 3 (with exclusive areas ranging from 59 to 101㎡) will be offered first. The breakdown by exclusive area is ▲59㎡ 108 households ▲71㎡ 378 households ▲84㎡ 497 households ▲95㎡ 2 households ▲101㎡ 39 households.
According to the Korea Real Estate Board’s subscription website, 2,869 applications were received for the 413 special supply units of ‘Raemian Songdo Station Centripole,’ recording an average competition rate of 6.95 to 1. The highest competition rate was in the “first-time homebuyer” category, with 19.73 to 1. The schedule following this is the first-priority subscription on the 22nd (Tuesday), the second-priority subscription on the 23rd (Wednesday), and the announcement of winners on the 29th (Tuesday). The resale restriction period is one year from the announcement date.
‘Raemian Songdo Station Centripole’ is a Samsung C&T brand apartment that reduces initial cost burdens through a 5% down payment, a fixed down payment of 10 million KRW, and basic provision of balcony expansion. Additionally, with the recent trend of interest rate cuts, the application of a deferred payment system for interim payments lowers the financial burden on contract holders.
The complex boasts an education-specialized location with an elementary school right in front. Commercial facilities within the complex have signed agreements with childcare service Jjaegak Island and CREVERSE, a renowned gifted education center, to establish premium academies for early childhood, English, and math education. Moreover, Okryeon Girls’ High School is within walking distance, and Songdo High School, known as a prestigious school district in the area, is also nearby, providing an excellent educational environment.
‘Raemian Songdo Station Centripole’ is the first supply complex within the Songdo Station area urban development project, which is expected to have future value due to the Incheon-origin KTX and Wolgot-Pangyo Line transportation benefits. Especially as a self-developed project by Samsung C&T, which handles everything from planning to construction, it applies Raemian’s differentiated specialized design from the exterior to the interior of units, smart systems, and landscaping.
A sales official stated, “As this is the first Raemian apartment introduced in Incheon in 12 years and the value of the Songdo Station area urban development project is added, buyer interest is high,” adding, “Since most of the areas offered in the special supply have been exhausted, the competition rate for the first-priority subscription in the general supply is also expected to be high.”
