In South Korea, according to the 'Act on the Protection of Educational Environment,' an area within a 200-meter straight-line distance from a school is designated as an 'Educational Environment Protection Zone,' where the installation and operation of various facilities that harm the residential environment, such as harmful businesses, are completely prohibited.
Areas densely populated with schools naturally develop various private academies nearby. Regions with well-established educational environments, such as Daechi-dong and Mok-dong in Seoul, can expect a natural rise in apartment prices and are popular among buyers in the subscription market. In fact, the 'Gangbyeon Station Central I-Park' in Gwangjin-gu, Seoul, which was offered for sale last June, attracted 22,235 first-priority applicants, achieving an average first-priority subscription competition rate of 494.11 to 1, marking a successful subscription.
A real estate expert explained, "The area known as the number one educational district within regions where multiple schools are clustered is highly recognized as a residential area as well," adding, "Especially, there is abundant latent demand from the 30-50 age group with school-age children, resulting in frequent turnover and a strong upward trend in property values."
'Gwangjang Le Edge 29' boasts an excellent educational environment in Gwangjang-dong, Gwangjin-gu, Seoul, often called the Little Daechi-dong. Within a 700-meter straight-line distance, there are prestigious local schools with high academic achievement, including Yangjin Elementary, Yangjin Middle, Gwangnam Elementary, Gwangnam Middle, and Gwangnam High School. Numerous private academies are also located nearby, creating a low-harm environment conducive to focused study, attracting the interest of parents with school-age children seeking quality education.
The newly built apartment 'Gwangjang Le Edge 29,' rare to find in Seoul, is currently being offered at a discounted price and is scheduled for occupancy this December.

Within a 1 km walking radius of the complex are four subway stations: Gwangnaru Station and Achasan Station on Line 5, Gangbyeon Station on Line 2, and Guui Station. Access to Yeongdong Bridge, Gangbyeonbuk-ro, Olympic Bridge, and Cheonho Bridge is smooth, allowing entry to Gangnam, Songpa, and Gangdong districts within about 10 minutes.
A sales representative stated, "As a new apartment supplied in Gwangjin-gu for the first time in over 10 years, buyers can select their desired unit without a subscription savings account, and can move in at their preferred time after December without the risk of bankruptcy or poor construction," adding, "Furthermore, it is being offered at a dramatically discounted price from the original sale price."
