Direct-Resident-Work Concentrated Model Gwangwoon University Station Area Development Project Finally Breaks Ground
About 10,000 Local Residents Invited to Celebrate Construction Start... KBS Open Concert Featuring Insooni and Others
Leading the 'Gangbuk Renaissance' and Progressing as a Key Project for Nowon’s Future
Nowon-gu, Seoul (District Mayor Oh Seung-rok) announced that it will hold a grand groundbreaking ceremony along with a KBS Open Concert to mark the commencement of the Gwangwoon University Station Area Development Project.
The groundbreaking ceremony, scheduled for 7 p.m. on the 25th at the plaza within the Gwangwoon University Station Area development site, will be attended by key figures including National Assembly Speaker Woo Won-shik, Seoul Mayor Oh Se-hoon, Nowon-gu Mayor Oh Seung-rok, and Choi Ik-hoon, CEO of HDC Hyundai Development Company (hereafter HDC), the project implementer. They will explain the progress, future plans, and significance of the project to the residents.
In particular, following the groundbreaking ceremony, a KBS Open Concert will be held at the same location. This event celebrates the milestone of the project, which has been a 40-year-long wish of Wolgye-dong residents and a core development for Nowon-gu. The concert, hosted by KBS announcer Park So-hyun, will feature distinguished singers crossing generations and genres, including Insooni, Shin Hyo-bum, Daybreak, Park Chang-geun, and Kep1er.
The district’s dedication to the Gwangwoon University Station Area groundbreaking event reflects the project’s prominent position in the regional development plan.
The Gwangwoon University Station Area Development Project involves the complex development of 156,581㎡, including logistics land within Gwangwoon University Station, into a new economic hub integrating office, commercial, and residential facilities. The project broadly includes ▲a high-end residential complex with up to 49 floors and a total of 3,032 households ▲office and commercial facilities including a 5-star hotel ▲public land comprising a library and sports center ▲a 750-meter central shopping street blending shopping and culture, with the project implementer HDC Hyundai Development Company relocating its headquarters to the Gwangwoon University Station Area, raising expectations.
The current groundbreaking pertains to the residential construction on mixed-use land, with commercial and public land developments to follow sequentially, aiming for full project completion by 2028.
The district has regarded the Gwangwoon University Station Area development as a key regional development project and has worked diligently for its successful advancement. This includes actively mediating and resolving the dockworkers’ union occupation protest that occurred ahead of the demolition of cement silos on the logistics site. Currently, the district is providing administrative support for the project’s success while promoting initiatives such as extending the 870-meter Gyeongchun Line forest trail, constructing an east-west connecting road, and installing a pedestrian overpass.
HDC is investing approximately 4.5 trillion KRW in the project and is proceeding with relocating its headquarters. Even after completion, HDC plans to directly own and operate some commercial facilities, presenting a model of coexistence between the company and the local community, aiming to grow into a leading domestic developer.
Seoul City also identified the Gwangwoon University Station Area development as one of the core projects to bridge the development gap between Gangnam and Gangbuk in the 'Gangbuk Renaissance Era' plan announced directly by Mayor Oh Se-hoon in March. In May, the city, district, and HDC signed a tripartite business agreement to create a new living and regional economic hub in the northeastern area, expressing the commitment to “revitalize Gangbuk as a new economic city centered on jobs through this project.”
Nowon-gu Mayor Oh Seung-rok said, “Thanks to the strong wishes and patience of Wolgye-dong residents, and the cooperation of many related organizations including Seoul City and Korail, we have reached today’s groundbreaking ceremony,” adding, “The Gwangwoon University Station Area development is the first step for Nowon, once a bedroom community, to evolve into a future city where living and working are concentrated. We will make every effort to ensure the successful promotion of this project.”
