From 15 Floors and 2,280 Households to a Rebirth with Up to 49 Floors and 3,751 Households
Yangcheon-gu, Seoul (District Mayor Lee Gi-jae) announced on the 17th that Mokdong 13 Complex will be transformed into a transit-oriented specialized complex with up to 49 floors and 3,751 households.
The district is conducting a public inspection of the "Mokdong 13 Complex Reconstruction Project Maintenance Plan Establishment and Maintenance Zone Designation Proposal" and will hold a residents' briefing session at 4:30 PM on the 18th at Yangcheon Haenuri Town.
Mokdong 13 Complex is the fifth reconstruction apartment complex in Mokdong for which the maintenance plan (proposal) has been disclosed. According to the plan, Mokdong 13 Complex (area 178,919㎡) will be reborn from the existing 15 floors with 2,280 households to up to 49 floors with 3,751 households by applying a floor area ratio of 299.91%.
The maintenance plan (proposal) was comprehensively designed with the goal of creating an "open complex centered on transit-oriented development" connecting the surrounding urban areas. Key contents include spatial planning that maximizes commercial infrastructure and transit-oriented location, skyline planning considering street views, and an open complex plan considering the surrounding environment.
Mokdong 13 Complex is an "ultra-transit-oriented" area adjacent to Yangcheon-gu Office Station on Subway Line 2. By creating an underground pedestrian walkway connecting the subway station and major public facilities, the transit-oriented location will be maximized. Public office facilities and neighborhood living facilities around the public living zone will be concentrated to activate the street. Additionally, mid-to-low-rise buildings will be arranged along the main road to secure openness, while high-rise buildings will be placed in the central area to serve as a landmark for the complex. An open complex will also be created with a visual corridor considering urban structure, including the creation of public pedestrian passages.
Furthermore, the plan includes securing pedestrian routes connecting the Mokdong central area and adjacent complexes, and creating various theme parks and open spaces to support residents' convenience in an open complex concept.
The district will conduct the public inspection of the maintenance plan (proposal) until the 11th of next month, collect residents' opinions, and after hearing the district council's opinions and holding advisory meetings for rapid integrated planning, it plans to apply for the designation of the maintenance zone to Seoul City within this year.
Mokdong 13 Complex is an aging complex completed in 1987 and is close to Yangcheon-gu Office Station on Seoul Subway Line 2. The district signed a business agreement with Gimpo City in March to extend the Line 2 Sinjeong branch to Gimpo and relocate the Sinjeong vehicle depot, and is currently conducting a preliminary feasibility study.
District Mayor Lee Gi-jae stated, "With the reconstruction blueprint emerging for a total of five complexes starting with Complex 6 this year, Mokdong apartments are progressing rapidly. We will do our best to ensure that reconstruction is swiftly promoted to achieve stable housing supply and improvement of the residential environment."
