Skyline and Scenery Harmonizing with Samsungsan and Dorimcheon
Residential Complex Zone and Waterfront Terrace Planned for the North of the Project Site
The Sillim 5 District near Seowon Station on the Sillim Line will be transformed into an apartment complex with up to 34 floors and 3,900 households.
On the 16th, Seoul City announced that it had recently finalized the rapid integrated planning for the redevelopment project candidate site of Sillim 5 District in the area of 412 Sillim-dong.
Sillim 5 District is conveniently located near Seowon Station on the Sillim Line, making transportation easy. It is adjacent to Sillim Elementary School and its affiliated kindergarten. To the north flows Dorimcheon Stream, and to the south lies Samsungsan Mountain, providing a pleasant natural environment.
The project site was formed through a housing complex development project in the 1970s, and about 74% of the housing is aging, making residential environment improvement urgent. It is designated as a Type 1 General Residential Area for 72% of the site, and due to the hilly terrain with a height difference of up to 60 meters, development has been difficult.
It was a candidate for private redevelopment in 2021 and for public redevelopment in 2022 but was not selected. However, at the end of 2022, it was chosen as a second candidate site, enabling the promotion of redevelopment through rapid integrated planning. Among the second candidate sites, Sillim 5 District is the largest and is the second largest in the southwest area after Sillim 1 District.
Seoul City has established a rapid integrated planning proposal aiming to create a residential complex that enjoys proximity to a station area, forest area, and water area.
The main points of the plan are △ creating a complex conveniently connected to various places △ three-dimensional spatial design utilizing terrain differences △ creating an open complex that communicates with the local community △ creating a skyline harmonized with Samsungsan Mountain and an open view toward Dorimcheon Stream.
Paths will be created to conveniently connect various places such as Samsungsan Mountain and Dorimcheon Stream around the project site. Roads around the boundary of the site and connecting roads will be improved, and public pedestrian paths will be established to allow connection to anywhere nearby by vehicle or on foot. A central street will be created in the east-west direction of the complex and will be used as a school route connecting to the back gate of Sillim Elementary School.
The complex will be developed as a three-dimensional residential area by utilizing the existing steep terrain characteristics. The height differences caused by the terrain will be used for various facilities such as community facilities, parking lots, and terrace houses. An entrance yard will be created at the starting point of the public pedestrian path connected from Seowon Station.
Additionally, it will be developed as an open complex that communicates with the local community. The northern area of the complex will be planned as a residential mixed-use site linked with Dorimcheon Stream, and a shared living street will be created to promote local community activation. Through specialized design of the low-rise sections, open spaces will be secured along Dorimcheon Stream, and a waterside terrace where residents can relax while looking at the stream is also planned.

The plan aims to harmonize with Samsungsan Mountain and create a panoramic view when looking from Dorimcheon Stream. The heights of the main buildings will be varied, and three sight corridors will be secured. On the southwest side of the project site, low to mid-rise buildings of about 12 floors will be planned to minimize the impact on sunlight for Sillim Elementary School. The northeast side near the station area and Dorimcheon Stream will be arranged with high-rise buildings of about 34 floors.
Rapid integrated planning is being promoted in five locations including Sillim 1 District and 5 District in the Sillim-dong area. Once all projects are completed, the area will be reborn as a residential complex with about 12,000 households.
Including this Sillim 5 District, 77 out of 131 rapid integrated planning sites promoted by Seoul City have been completed.
Jo Nam-jun, head of the Urban Space Headquarters of Seoul City, said, "We hope that Sillim 5 District will be reborn as a residential area where the advantages of proximity to the station, forest, and water can be fully enjoyed, creating a place where city and nature become one."
