GS Construction's Prestier Xi apartments in Gwacheon-si, Gyeonggi-do, have been found to have an average winning score exceeding 60 points.
According to the Korea Real Estate Board's subscription website on the 16th, the announced winners of Prestier Xi recorded an overall average score of 63.48 points.
This score surpasses the average winning score (63.1 points) of apartments sold in the Seoul area in the second half of this year. Among the 20 types excluding the lottery system, 15 types had an average winning score above 60 points. A score of 60 points is unattainable even for a four-person household with two children (three dependents, 20 points), a 10-year period of no home ownership (22 points), and over 15 years of subscription to the housing subscription savings account (17 points). Since the no-home ownership period is calculated from the 30th birthday unless the marriage was registered before age 30, it is practically difficult for a four-person household consisting of a couple in their 30s with two children to achieve 60 points.
The official contract signing for Prestier Xi winners will take place over three days from October 28th (Monday) to 30th (Wednesday). The deposit is 10% of the sale price, and loans are available for 60% of the 70% interim payment (varies by individual), with interest deferred payment applied. Balcony expansion is provided as a standard feature.
In the first priority subscription on the 8th, 10,093 applicants applied for 172 units, recording an average competition rate of 58.68 to 1. Prestier Xi, which is a reconstruction of Gwacheon Jugong Complex 4, is a large apartment complex consisting of 11 buildings with 1,445 units, ranging from three basement floors to a maximum of 35 floors above ground.
The Government Gwacheon Office Station on Subway Line 4 is about a 3-minute walk away, and the area offers a safe educational environment with schools such as Munwon Elementary, Gwacheon Munwon Middle, Gwacheon High, Gwacheon Jungang High, Gwacheon Girls' High, and Gwacheon Foreign Language High School for children’s commuting safety.
Additionally, Emart (Gwacheon branch), Gwacheon Civic Center, Government Gwacheon Complex, and Gwacheon City Hall are within walking distance. Especially, the Gwacheon Civic Center is a sports and cultural space equipped with swimming, ice skating, bowling facilities, as well as a large theater and small theater for performances and exhibitions, allowing residents to enjoy various hobbies and leisure activities.
GS Construction plans to apply an original exterior design considering the surrounding landscape and location characteristics of Prestier Xi. The complex is mainly oriented southward, featuring specialized exterior elements such as curtain wall looks and landscape lighting. A large-scale lawn plaza exceeding the size of a soccer field will be prepared in the center of the complex. Notably, on the top floor of the 35-story buildings, a sky bridge connecting the buildings will house resident convenience facilities including a sky lounge with views of Gwanaksan and Cheonggyesan Mountains.
The floor plans for general sale units are designed with a 4-bay layout (except some duplex types) and cross-ventilation, which is rare in reconstruction complexes, including units with an exclusive area of 49㎡. The ceiling height is 2.5 meters, 20 cm higher than typical apartments, maximizing openness and spatial feeling.
Community facilities include a fitness club, golf practice range, GX room, Pilates, sauna, children's library, and single-person reading rooms. There will also be spaces and facilities for breakfast service and a swimming pool with four lanes, each 25 meters long.
The Prestier Xi model house is located at the Xi Gallery in Daechi-dong, Gangnam-gu, Seoul, and move-in is scheduled for October 2027.
