With soaring prices, rising labor costs, and skyrocketing raw material prices continuing, the sale prices of newly launched apartments are climbing day by day.


Amid this, ‘The Sharp Dongseongro Centriel,’ backed by various advantages of new apartments, is attracting attention by offering units in the heart of Daegu city at the same prices as three years ago.


The biggest advantage of this complex is that it was supplied before the increase in raw material prices, which are the main cause of rising sale prices, allowing buyers to select their desired building and unit at the pre-increase sale price.


Looking at the trend of apartment sale prices nationwide over the past 10 years, the price per 3.3㎡ was 9.42 million KRW in 2014, 10.54 million KRW in 2016, 12.98 million KRW in 2018, 13.95 million KRW in 2020, 15.3 million KRW in 2022, and 18.11 million KRW in 2023, nearly doubling compared to 10 years ago.


This figure represents the average price shown in statistics, and when considering prime locations in the city center and popular brands, the upward curve is inevitably steeper.


In the case of The Sharp Dongseongro Centriel, it was supplied at the end of 2021 and did not reflect the increase in raw material prices caused by the Russia-Ukraine war in February 2022 or the surge in prices following COVID-19.


Therefore, from the construction company’s perspective, the increase in construction costs must be borne internally, but actual buyers can acquire new apartments of POSCO E&C’s ‘The Sharp’ brand at reasonable prices in the heart of Daegu.


Moreover, as soon as the ‘Dongseongro Renaissance Project,’ which has been promoted to restore the honor of Dongseongro, the center of Daegu, and revitalize the city center, got on track, the area was designated as Daegu’s first tourist special zone, adding another advantage.


Already in March, Daegu city opened the nation’s first ‘Downtown Campus Town Building 1,’ a project encouraging youth to study in Dongseongro while promoting inflow for housing, leisure, and jobs. Plans for opening Building 2 and expanding and revitalizing the downtown campus are also proceeding smoothly through close consultations with the Dongseongro shopping district merchants’ association and experts.


With Dongseongro designated as Daegu’s first tourist special zone, the synergy effects of various deregulations and diverse project competitions to activate the zone are moving beyond expectations and becoming a foregone conclusion.


Additionally, the renewal project of the 2.28 Memorial Central Park, located right next to the complex, is underway, serving not only as a healing space in the city center but also hosting various events and festivals.


A Daegu city official expressed determination to restore the former glory of Dongseongro, the largest downtown area south of the Han River, by reorganizing the downtown space and creating a complex cultural space with various functions such as culture, tourism, and economy.


Meanwhile, ‘The Sharp Dongseongro Centriel’ is under construction in the Dongseongro area of Daegu, consisting of three buildings with three basement floors and up to 49 floors above ground, totaling 392 households.


The number of units by exclusive area is ▲84㎡A with 262 units ▲84㎡B with 130 units.
