National Average Area '86.62㎡', Traded at 1.59 Billion KRW
The apartment of actor Song Il-guk, who gained attention for a photo watching the fireworks festival with his triplets, has set a new record price as its reconstruction was confirmed.
According to the Ministry of Land, Infrastructure and Transport's real transaction price disclosure system on the 12th, an 86.62㎡ unit (exclusive area 70.2㎡, 9th floor) in Myeongsudae Hyundai Apartment, Heukseok-dong, Dongjak-gu, Seoul, was traded for 1.59 billion KRW last month, setting a new record price. The transaction price in June was 1.34 billion KRW, so it rose by 250 million KRW in just three months.
A 130㎡ unit (exclusive area 124.95㎡, 8th floor) also set a new record price with a contract signed for 2.275 billion KRW on August 22. This size was sold for 1.75 billion KRW (12th floor) in February this year. In April last year, it was traded for 1.47 billion KRW (3rd floor) on a lower floor basis.
This price increase appears to reflect expectations for reconstruction. Myeongsudae Hyundai Apartment consists of 8 buildings with a total of 660 households and was completed in August 1988. The 36-year-old apartment passed a detailed safety inspection last month, confirming its reconstruction.
It is a 'Chopuma' (an apartment embracing an elementary school) located just 3 minutes from Heukseok Station on Subway Line 9, with Heukseok Elementary School right next to the complex, making it a prime location near the station.
Earlier, Song Il-guk attracted attention by posting on his SNS a photo showing the backs of his triplet sons Song Dae-han, Min-guk, and Man-se, along with the caption, “World Fireworks Festival from our rooftop. Enjoying the luxury of living by the riverside once a year.”
