In the real estate market, transportation development is considered the top priority as it is the most influential factor in increasing residential value.
Recently, the transportation development attracting attention in the metropolitan area is the ‘Wolgok-Pangyo Line’ (hereinafter referred to as the Wolpan Line). The Wolpan Line, a section of the Gyeonggang Line extension project, is a double-track railway project spanning a total length of 34.155 km, connecting Siheung Wolgot Station to Seongnam Pangyo Station, running east-west across the southern metropolitan area. It consists of 11 stations and is under construction with the goal of opening by the end of 2029.
Once the Wolpan Line opens, it will be possible to travel from Incheon Songdo Station to Gangneung in Gangwon Province within about 1 hour and 10 minutes via the Suin-Bundang Line, Wolpan Line, and Gyeonggang Line. This will create a key transportation route crossing the metropolitan area and Gangwon Province.
In particular, the Wolpan Line has many transfer stations, making it convenient to use other lines. In fact, the Wolpan Line is expected to operate through stations on various lines such as the Suin-Bundang Line, Seohae Line, Line 1, Line 4, and Shinbundang Line. Thanks to the convenience of transfers, rapid access to major metropolitan centers in the metropolitan area is anticipated.
Real estate experts explain, “The Wolpan Line is considered a key section completing the Gyeonggang Line connecting Gyeonggi Province and Gangwon Province. Once it opens, the real estate value in this area is expected to rise significantly.” They added, “Since the announcement of the Wolpan Line basic plan in 2018, areas such as Gwangju, Siheung, and Gwangmyeong in Gyeonggi Province have experienced housing price increases far exceeding the Gyeonggi Province average.”
Amid this atmosphere, a new apartment project in Gwangju, Gyeonggi Province, benefiting from the Wolpan Line, is drawing attention. The project is ‘Gonjiam Station Jeil Punggyeongchae’ by Jeil Construction Co., Ltd., located in the Gonjiam Station area urban development zone A1-1BL in Gwangju, Gyeonggi Province. It consists of a total of 565 units with exclusive areas of 59㎡ and 84㎡ and is scheduled for sale in October.
Jeil Construction’s ‘Gonjiam Station Jeil Punggyeongchae’ is an ultra-station-area apartment located about 300 meters in a straight line and a 3 to 5-minute walk from Gonjiam Station on the Gyeonggang Line. Currently, Gonjiam Station on the Gyeonggang Line is about 20 minutes away with six stops to Pangyo Station, where the Wolpan Line passes. Accordingly, it is evaluated as a beneficiary area of the Wolpan Line opening, with expectations that its residential value will further increase.
In addition to the Wolpan Line, expectations for benefits from the GTX are also high. The GTX-D line is planned for Gonjiam Station on the Gyeonggang Line. Major stations on the GTX-D line include key Seoul metropolitan centers such as Suseo, Samsung, Jamsil, Gangnam, and Sadang. Once development is complete, it is expected to take about 15 minutes to reach Samsung Station. Furthermore, it will be possible to travel directly without transfers to places such as Moran in Seongnam, Gwangmyeong, Siheung, Geomdan in Incheon, and Incheon Airport. Recently, through the GTX-A line opened in March this year at Seongnam Station, it has become possible to reach Suseo Station in about 6 minutes when traveling the Dongtan-Suseo section.
Vehicle access is also convenient. ‘Gonjiam Station Jeil Punggyeongchae’ is adjacent to Gonjiam IC, allowing quick access to the Jungbu, Gwangju-Wonju, Seoul-Sejong, and Metropolitan Area 2nd Ring Expressways. Additionally, the construction of the Uiwang-Gwangju Expressway is underway, which will facilitate easier access to the Seoul-Sejong (scheduled for full opening in 2026), Gyeongbu, Yongin-Seoul, and 2nd Gyeongin Expressways in the future.
The Gonjiam Station area urban development zone, where Jeil Construction’s ‘Gonjiam Station Jeil Punggyeongchae’ is located, includes plans for about 3,600 apartment units around Gonjiam Station on the Gyeonggang Line, as well as commercial districts, schools, parks, and various living facilities. With a development scale comparable to a mini new town, it is expected to become a leading emerging residential area in the metropolitan area.
The project also boasts a nature-friendly residential environment. ‘Gonjiam Station Jeil Punggyeongchae’ embraces a historical and cultural park, promising a pleasant living environment. It is also close to the currently developing Gonjiamcheon Riverside Park, which will feature cultural plazas, bicycle roads, ground fountains, and other facilities along the Gonjiamcheon area. This environment is suitable for exercise, walking, and various leisure activities, raising expectations for high residential satisfaction among residents.
It also has a strong educational environment. ‘Gonjiam Station Jeil Punggyeongchae’ is within walking distance of all school districts including Gonjiam Elementary, Gonjiam Middle, and Gonjiam High School. Additionally, it is adjacent to the Gonjiam Library, making it ideal for safe commuting and fostering a good learning atmosphere for children.
Specialized designs and innovative floor plans will also be introduced. ‘Gonjiam Station Jeil Punggyeongchae’ plans to present an exterior design befitting the prestige of an apartment representing the Gonjiam Station area urban development zone. It will be designed mainly with south-facing slab-type 4Bay layouts, which are highly preferred by all households, to maximize openness, and will enhance residential space efficiency with features such as pantries and wide dressing rooms.
