'ePyeonhansesang Myeongdeok Station Firstmark' Receives Most Daegu Special Supply Applications in 4 Years

DL E&C's 'e-Pyeonhansesang Myeongdeok Station First Mark,' being built in the Nam-gu area of Daegu, recorded the highest number of special supply subscription applications in Daegu since August 2020.

According to the Korea Real Estate Board's subscription homepage on the 8th, e-Pyeonhansesang Myeongdeok Station First Mark, which received special supply subscriptions the previous day, had 1,134 applications for 552 units, showing an average competition rate of 2.05 to 1. The highest competition rate was 3.65 to 1 for the exclusive area 84㎡A.


This is the best result among the eight complexes offered in Daegu this year (based on the subscription homepage) for special supply subscriptions. It is more than 11 times the number of applications compared to 'Daegu Beomeo I-Park' (offered in March, with a total of 103 applications), which previously had the highest number of special supply applications. It is also the highest number of subscription applications since 'The Sharp Dearlo,' offered in August 2020 during the Daegu real estate market upswing, which had 1,181 applications.


The location and product quality are analyzed to have been key factors. The complex is located in a double ultra-station area near Myeongdeok Station on lines 1 and 3, allowing convenient access throughout Daegu. An additional entrance and exit road is under construction on the north side of the complex, which is expected to enhance convenience by the time residents move in. Also, the building coverage ratio of the complex is 18%, resulting in wide distances between buildings. Compared to most residential-commercial complexes in central Daegu with building coverage ratios of 60-70%, the living environment is more pleasant.


Financial benefits include a fixed first payment of 10 million KRW and a 60% interest-free benefit on the intermediate payments. Free options include balcony expansions for all housing types, four system air conditioners, a hybrid cooktop, a design panel kitchen LCD TV, and more. For the exclusive 84㎡ units, an island countertop is also provided free of charge.


This complex, introduced through the Myeongdeok District Housing Redevelopment Maintenance Project, consists of 17 buildings ranging from two basement floors to 35 floors above ground, with a total of 1,758 units ranging from 39 to 110㎡ in exclusive area. Among these, 1,112 units with exclusive areas of 59 to 84㎡ are for general sale.


The upcoming subscription schedule is as follows: first priority on the 8th, second priority on the 10th. The announcement of successful applicants will be on the 17th, and the official contract period is from the 28th to the 30th. Those aged 19 or older residing in Daegu or Gyeongbuk, who have held a subscription savings account for more than six months and meet the deposit amount requirements by region and area, can apply for first priority subscriptions regardless of home ownership.
