On October 2, the winners of the non-designated subscription for 'Cheonho Station Maestro' located in Cheonho New Town, Gangdong-gu, will be announced. This complex has attracted attention as a Han River living area and recently closed its non-designated subscription amid high demand from buyers last month.
According to the Korea Real Estate Board's Subscription Home, the non-designated subscription for 'Cheonho Station Maestro' held from September 25 to 26 received a total of 1,745 subscription accounts for 38 units, recording an average competition rate of 45.92 to 1. In particular, the 55㎡ F-type exclusive area attracted 342 applicants for just one unit, showing the highest competition rate in the triple digits.
The success factors of Cheonho Station Maestro are evaluated to be its excellent location and spacious layout. In fact, the complex has a prime location among complexes near Cheonho Station. It is a double-station area within walking distance to Cheonho Station, a transfer station for subway lines 5 and 8, offering excellent access to Gangnam, and has superior wide-area transportation networks such as Olympic-ro, Cheonho-daero, and Olympic-daero.
Additionally, abundant green spaces such as the Han River, Gwangnaru Hangang Park, Cheonho Park, and Pungnap Neighborhood Park are accessible on foot. Large shopping and cultural facilities like Hyundai Department Store, E-Mart, and 2001 Outlet, as well as Gangdong Sacred Heart Hospital, Lotte Cinema, and Cheonho Rodeo Street, are nearby, providing high living convenience.
Most types are designed with a slab-type structure, and balcony expansion areas are included at the front and rear of each unit, providing about 7 to 9 pyeong (approximately 23 to 30 square meters) of service floor space. This effectively allows the use of an additional room space. Some units feature specialized floor plans tailored to diverse consumer needs, such as duplex and attic designs that maximize spatial sense and storage, and external terraces offering beautiful views of the Han River.
The contract conditions are also noteworthy. The down payment has been lowered to 5%, with a fixed first payment of 10 million KRW, significantly reducing the initial financial burden for contract holders. In addition, various financial benefits such as 40% interest-free interim payment loans, free balcony expansion, and system air conditioners are provided, gaining favorable responses from buyers.
‘Cheonho Station Maestro,’ located in Cheonho-dong, Gangdong-gu, Seoul, consists of two buildings from basement level 1 to ground level 12, with exclusive areas ranging from 30 to 55㎡, totaling 77 units. Contracts will be conducted from October 4 to 6, and move-in is scheduled for February 2025.
Cheonho New Town, where the complex is located, is a non-regulated area with no restrictions on re-winning or mandatory residence periods. The resale restriction period is one year from the announcement date of the initial resident recruitment notice, allowing resale before move-in.
The model house is located in the Cheonho-daero area, Gangdong-gu, Seoul.
