Amid ongoing instability in the housing market, the ‘ePyeonhansesang Gunsan Diocean Luce’ development in Gunsan City, Jeonbuk Province, is attracting attention by offering services that alleviate buyers' concerns.


The 'Hedgehaetji' service operated by Korea Asset Acquisition Co., Ltd. minimizes risks associated with pre-sale housing and provides a stable living environment by selecting ‘Safe Purchase Complexes’ for buyers. For the first time in Gunsan, ‘ePyeonhansesang Gunsan Diocean Luce’ has been designated as a ‘Safe Purchase Complex’.


Buyers who subscribe to the Hedgehaetji service are guaranteed the acquisition cost?including the sale price, acquisition and registration taxes, and balcony option costs?when selling after residing for two years. If buyers choose, they can securely liquidate the purchased property within 60 days from the move-in date. This option helps buyers reduce financial burdens amid housing market uncertainties and safely convert their homes into cash when needed.


A sales representative stated, “In the case of ePyeonhansesang Gunsan Diocean Luce, the units are already offered at reasonable prices compared to surrounding complexes, and considering nearby development prospects, high future value can be expected. However, to ensure buyers feel even more secure amid market conditions, we carefully enrolled the project in the ‘Hedgehaetji’ service to protect against future price fluctuations.”


In fact, ePyeonhansesang Gunsan Diocean Luce offers a reasonable pre-sale price compared to the surrounding market along with various financial benefits, significantly easing buyers’ financial burdens. According to the Ministry of Land, Infrastructure and Transport’s actual transaction data, a unit with an exclusive area of 84㎡ in ‘The Sharp Diocean City’ (moved in October 2021) located in Diocean City was traded for 450 million KRW in September this year. In contrast, the same-sized units at ePyeonhansesang Gunsan Diocean Luce are priced between 349.9 million KRW and 392.9 million KRW, up to 100 million KRW lower than the surrounding market prices.


Considering future value, the price competitiveness is even more pronounced. The complex is a prime beneficiary of the Saemangeum SOC (Social Overhead Capital) projects. With the completion of the Saemangeum New Port development project in Gunsan (scheduled for 2026), the Saemangeum Port railway construction project (scheduled to open in 2027), and the Saemangeum International Airport development project (scheduled to open in 2029), the population is expected to increase significantly with an influx of approximately 700,000 people. Recently, administrative procedures have resumed with the design review for the Saemangeum International Airport construction progressing, raising expectations.


Financial benefits are an added bonus. The complex recently changed the contract deposit payment terms so that buyers only need to pay 5 million KRW out of the 10% deposit, with the remaining deposit payable entirely through credit loans. This means buyers can secure their homes by paying just 5 million KRW upfront without additional costs until move-in. Additionally, full interest-free benefits on interim payments are provided, which is expected to significantly reduce buyers’ interest burdens.


Moreover, since sales proceed on a first-come, first-served basis, buyers can select their preferred building and unit number. Contracts can be made regardless of subscription savings account status, residence area restrictions, or homeownership. Even after contracting, the property does not count toward the number of homes owned, allowing non-homeowners to maintain their status. Notably, there is no mandatory residence period, and resale is permitted.


Meanwhile, the housing exhibition center for ePyeonhansesang Gunsan Diocean Luce is located in the Gyeongam-dong area of Gunsan City, Jeonbuk Province, with move-in scheduled for July 2025.
