Interest in 'Dongtan Station Dietre Prestige' Conveniently Located in Major Metropolitan Areas

Samsung SDI, which maintains a top-tier position in the secondary battery manufacturing industry, is scheduled to establish a presence in Dongtan 2 New City around February 2025. At the end of August, Samsung SDI signed a contract with Daebang Construction to move into the office facilities of ‘Dongtan Station Dieter Prestige.’ This contract is known to be for securing additional office space to relocate some business divisions in line with talent acquisition policies.


According to the contract, Samsung SDI will lease the entire office facility and parts of the 1st and 2nd floors of the commercial facilities. The total area of the office facility is approximately 70,771㎡ (about 20,000 pyeong), spanning from the 3rd to the 30th floor. The number of full-time employees after the business division relocation is estimated to be around 2,000, and including various partners and visitors, the daily population passing through is expected to reach several thousand.


‘Dongtan Station Dieter Prestige,’ where Samsung SDI will be located, is being developed in Osan-dong, Hwaseong-si, Gyeonggi-do, on a site of about 25,601㎡, consisting of 5 buildings ranging from 6 basement floors to a maximum of 49 floors above ground. It is situated right in front of ‘GTX Dongtan Station’ (Metropolitan Area Express Railway (GTX)-A, Suseo High-Speed Railway (SRT), Indeokwon-Dongtan double-track railway (planned), and tram (under promotion)), making it convenient to travel to Seoul and other major metropolitan areas. From the Samsung SDI office facility, it will take about a 5-minute walk to the station via the planned ‘Dongtan Station underground exit’ directly connected to GTX Dongtan Station, providing excellent transportation convenience. Additionally, access to GTX Dongtan Station is possible on the surface through the east-west connecting road (partially opened) above the undergrounded Gyeongbu Expressway.


With an area of about 300,000㎡, it is adjacent to ‘Yeoul Park,’ which features various distinctive themes and sees thousands of visitors daily, creating a pleasant working environment. Nearby residential complexes include ‘Dongtan Station Yurim Norway Forest,’ ‘Dongtan Station Royal Duke Vista Phase 3,’ ‘Dongtan Station Paragon,’ and ‘Dongtan Station Bando Ubora Ivy Park,’ with a total of about 6,000 households, providing excellent proximity between residence and workplace. It is directly connected to commercial facilities such as ‘Dongtan Station Dieter The Place Madang,’ which houses ‘Megabox,’ and through the partially opened east-west connecting road, ‘Lotte Department Store’ and others can be accessed on foot.


Samsung SDI’s entry is expected to have a positive impact on regional development, including revitalizing the local commercial district. Currently, in Dongtan 2 New City, in addition to Samsung SDI, many large corporations are concentrated, such as the ‘ASML-Samsung Electronics Research Support Facility (under promotion),’ ‘Samsung SDS Dongtan Data Center Construction,’ and partial relocation of ‘Samsung Electronics Memory Division,’ which are expected to contribute to regional economic revitalization and the creation of quality jobs.


A real estate official stated, “With the influx of a high purchasing power demand group due to Samsung SDI’s entry, positive effects will extend to the commercial districts currently being developed in Dongtan 2 New City,” adding, “The presence of Samsung Group affiliates is so influential in the real estate market that new terms like ‘Samse-gwon’ (referring to three major station areas) have been coined, so the halo effect from Samsung SDI’s relocation within the wide-area business complex zone is also anticipated.”
