As Seoul apartment prices continue to rise, small- and medium-sized apartments, which are relatively less burdensome in terms of purchase price, have shown strength this year. The increasing number of one- and two-person households is also cited as a major factor steadily driving up transaction volumes and prices for small- and medium-sized apartments.
In fact, subscription savings accounts have shown concentrated demand for small- and medium-sized apartments with exclusive areas under 85㎡ in the metropolitan area’s housing market this year.
According to an analysis by real estate research firm Realtoday of data from the Korea Real Estate Board’s Subscription Home, the average first-priority subscription competition rate for apartments under 85㎡ in the metropolitan area from January to August this year was 26.59 to 1. Considering that the average competition rate for first priority for apartments 85㎡ and above was 5.91 to 1, this is more than four times higher.
In particular, Seoul recorded a high average subscription competition rate of 150.24 to 1 for apartments under 85㎡, while the rate for those 85㎡ and above was relatively lower at 49.37 to 1.
The industry analyzes that the recent surge in apartment pre-sale prices has increased demand for small- and medium-sized units. Especially with apartment pre-sale prices rising sharply in Seoul and the metropolitan area, demand has concentrated on small- and medium-sized units, which require relatively less money but have high expectations for price appreciation.
According to real estate experts, "Recently, buyers prefer small- and medium-sized units, and with the increasing trend of small households, demand is abundant, leading to high expectations for price increases. However, it is important to carefully consider location and surrounding market prices from multiple perspectives when purchasing a home."
Meanwhile, as the preference for small- and medium-sized apartments continues, interest is expected to rise as practical small- and medium-sized complexes are scheduled for pre-sale in prime locations in Seoul.
Dongmoon Construction is launching the pre-sale of ‘Sindorim Station Dongmoon The East’ near Sindorim Station, at 33 Guro-dong, Guro-gu, Seoul.
