11-Story, 4 Buildings... Mixed-Use Commercial Facilities in Basement and Lower Floors
A massive office facility called 'One Grove,' equivalent to the size of three soccer fields, has been completed in the Magok Central Business District in Seoul.

Taeyoung Construction, which was responsible for the development and construction of One Grove, announced on the 27th that the nearly three-year-long construction has been completed. The completion ceremony held the day before was attended by Jin Gyo-hoon, Mayor of Gangseo-gu, Park Seong-ho, Chairman of the Gangseo District Council, Choi Jin-guk, CEO of Taeyoung Construction, and Lee Jun-gong, CEO of Magok CP4 Project Finance Investment Company (PEV), among others.
One Grove is the first to be completed among the five zones of the 'Magok MICE Complex,' a central business area in the Magok district, which is considered the last site in Seoul where large-scale development is possible. Le West, K-Square Magok, and One Grove are all scheduled to be completed this year.
Located at 165 Gonghang-daero, Gangseo-gu, Seoul, One Grove has a total floor area of approximately 463,204㎡, equivalent to the size of three soccer fields. The office space alone reaches about 310,000㎡, accounting for half of the office area across the three zones scheduled for completion this year.
One Grove consists of four buildings ranging from seven basement levels to 11 above-ground floors, with the complex commercial facility 'One Grove Mall' occupying from the second basement floor to the second above-ground floor. Emart Traders has already confirmed its entry as the largest store in Korea, which is expected to attract not only local residents but also visitors from surrounding areas. The rooftop garden includes a central garden of about 7,600㎡, equivalent to 1.5 soccer fields, and a 710-meter jogging track.
Currently, ten companies, including affiliates of large corporations, have submitted letters of intent to lease space in One Grove. For One Grove Mall, 60 letters of intent have been received, and excluding Emart Traders, lease negotiations are underway for 57% of the total shopping mall area.
Choi Jin-guk, CEO of Taeyoung Construction, stated, "As a large-scale office and commercial complex located at the core of the Magok district, the center of southwestern Seoul, it will become a landmark representing this area in the future."
