- Bupyeong-gu, the most populous district in Incheon Metropolitan City, has a high rate of aging housing and scarce new supply
- Doosan Construction's new 'We’ve' brand apartment sale planned in Samsan-dong, Bupyeong-gu attracts attention
The proportion of aging housing units in Bupyeong-gu, Incheon Metropolitan City is increasing, and the supply of new housing units is expected to become scarce compared to appropriate future demand, leading to significant interest in newly supplied complexes. In particular, Samsan-dong in Bupyeong-gu has seen almost no new apartment supply recently, and branded apartment offerings have also been rare, so the introduction of Doosan Construction’s new ‘We’ve’ brand apartments is expected to attract strong attention from homebuyers.
According to data from Real Estate R114 Labs, out of 124,991 households in Bupyeong-gu, Incheon, 88,049 households live in housing units over 20 years old, accounting for about 70% of aging apartments. This figure far exceeds the Incheon average aging apartment rate of 49% and is the second highest after Gyeyang-gu (79%).
Bupyeong-gu is also expected to face a shortage of new housing supply in the future. According to Asil, a real estate big data company, the appropriate annual housing demand in Bupyeong-gu is 2,468 units. However, the scheduled supply for this year is only 1,909 units, and next year just 1,660 units, with no planned supply from 2026 to 2028. Considering that Incheon’s total scheduled supply from 2024 to 2028 is 51,649 units, this highlights how insufficient Bupyeong-gu’s supply will be.
As a traditionally preferred residential area, Bupyeong-gu is the second most populous district in Incheon. Especially in the Samsan-dong area, recent supply has been very limited, with only two complexes totaling 336 units supplied in 2020, indicating that demand for new apartments will likely increase further.
An industry insider stated, “Bupyeong-gu, with its high residential preference, is seeing an increasing rate of aging housing while supply is expected to dwindle, intensifying homebuyers’ thirst for new apartments. Since branded premium complexes are also scarce, the news of the supply of ‘Doosan We’ve The Central Bupyeong’ is bound to capture the attention of buyers preparing to switch to branded new apartments.”
Scheduled for sale in October by Doosan Construction, ‘Doosan We’ve The Central Bupyeong’ is an apartment complex built through the Samsan Daebo Apartment District housing reconstruction project. It will consist of six buildings ranging from four basement floors to a maximum of 25 floors above ground, with a total of 500 units. Among these, 141 units will be available for general sale, including △16 units of 50㎡ △22 units of 52㎡ △103 units of 63㎡. The general sale units are characterized by reasonable housing types that can be selected according to the lifestyle of family members.
Excluding ‘Doosan We’ve The Central Bupyeong,’ there are no other new supply plans in Bupyeong-gu and the Samsan-dong area, making this complex an unmissable opportunity for buyers and investors aiming to secure a new apartment.
‘Doosan We’ve The Central Bupyeong’ will also offer various community facilities such as a study room, residents’ caf?, and a small library to enhance residents’ quality of life. Additionally, the complex will feature abundant landscaping throughout, allowing residents to enjoy lush greenery even in the urban environment.
The complex is conveniently located near amenities such as Lotte Mart, E-Mart, Homeplus, Samsan Market, and Samsan Agricultural Wholesale Market, and also offers easy access to various infrastructures like NewCore Outlet, Hyundai Department Store, and Woongjin Playdoci.
Within walking distance are Samsan Elementary School, Samsan Middle School, and Bu-il Middle School, and within a 1 km radius are Yeongseon High School, Samsan High School, and Jinsan Science High School. It is also convenient to commute to the densely clustered academies in Samsan-dong and Sang-dong.
The complex provides access to both Gulpocheon Station on Subway Line 7 and Galsan Station on Incheon Subway Line 1, facilitating easy travel to major metropolitan areas. For drivers, the Gyeongin Expressway (Bupyeong IC), Seoul Metropolitan Area 1st Ring Expressway (Gyeyang IC), National Road No. 6, and Bong-o-daero offer convenient routes to the metropolitan area and other regions. Future development of wide-area transportation networks such as the GTX-B line (planned), D·E lines (planned), and Daejang Hongdae line (planned) is expected to further improve transportation convenience.
Especially for those seeking a differentiated brand premium experience, this complex is expected to be an ideal choice. Last year, as part of enhancing the ‘We’ve’ brand value, the slogan ‘We’ve got everything’ and five concepts were redefined, leading to ongoing development of various products based on changes and innovations across products and technologies.
Detailed sales information for ‘Doosan We’ve The Central Bupyeong’ can be found on the official website. The model house is planned to be located in Wonchang-dong, Seo-gu, Incheon Metropolitan City.
