Busan's Last Public Housing Site 'Busan Jang-an District Dietre The Ocean' Sold Out

‘Busan Jang-an District Dietre The Ocean,’ supplied in Jang-an District, the last public housing site in Busan, recently achieved a complete sell-out of all units.


The application of the pre-sale price ceiling system ensured a reasonable price compared to surrounding areas, and contract conditions that further reduced the burden on buyers seem to have attracted demand.


Additionally, the positive reputation and trust built from the earlier sold-out ‘Dietre’ brand apartments supplied in Busan?praised for excellent design and prime location?are believed to have positively influenced the success of ‘Busan Jang-an District Dietre The Ocean.’


In fact, Daebang Construction’s brand ‘Dietre’ achieved rapid sell-outs last year with Busan Eco Dietre The First (May, 972 units) and Busan Eco Dietre Gran Luce (November, 1,470 units). With the recent success of ‘Busan Jang-an District Dietre The Ocean (507 units),’ a total of three complexes comprising 2,949 units have been 100% sold.


This is truly a relay of successful sales, contrasting sharply with nearby apartments struggling to sell unsold units.


Looking specifically at the strengths of ‘Busan Jang-an District Dietre The Ocean,’ the pre-sale price for an exclusive area of 84㎡ was set at a reasonable level starting from the 400 million KRW range. Furthermore, recent temporary changes to contract conditions significantly reduced buyers’ burdens. A fixed deposit of 10 million KRW and full interest-free loans on interim payments mean that after paying the deposit, no additional financial burden arises until the final payment.


Additionally, temporary benefits include free options worth approximately 24 million KRW (varying by type), free installation of living room panoramic windows and glass railings, and unlimited resale rights (after April 2025). The ‘Contract Condition Safety Guarantee System,’ which retroactively applies discounted pre-sale prices to existing buyers, is also in place.


The project also boasts excellent product design. Along with the highly preferred 84㎡ units, it offers the only mid-to-large sized floor plan in Jang-an District (exclusive 110㎡), attracting buyers seeking spacious homes. Innovative construction methods provide a wide living room of 6.1 meters in the 84A and 84B types, offering a sense of space usually found only in 40-pyeong (approx. 132㎡) apartments. Additionally, each type includes features such as entrance and hallway pantries, utility rooms, expandable dressing rooms, kitchen balconies, powder rooms, and coffered ceilings.


A high-end complex community center will be established, including an indoor golf practice range, small library, book caf?, kids’ room, fitness center, and GX room. With an average of 1.61 parking spaces per household, it ensures greater parking convenience compared to other Busan apartments averaging 1.2 spaces. The location is excellent. The complex is a ‘kindergarten and elementary school nearby’ (Yu-Cho-Poom-A) site, with planned kindergarten and elementary school sites right in front. Prestigious Busan schools such as Jang-an Middle School, Jang-an Jeil High School, and Jang-an High School are within walking distance, providing excellent educational conditions for children. Also, ‘Shinsegae Simon Busan Premium Outlet’ and ‘Southeastern Nuclear Medical Center’ are accessible on foot, and the complex is conveniently located near Jwacheon Station on the Donghae Line. Notably, the Jwacheon Station area is planned to become a double station zone due to the ‘Nopo-Jeonggwan Line (Phase 1) Project (currently under preliminary feasibility study),’ raising expectations for further development.


The nearby development of the Busan Power Semiconductor Materials and Components Specialized Complex is also anticipated to have a positive effect. This site will host Korea’s first dedicated 8-inch power semiconductor fab, with ongoing infrastructure expansion, research and development, and workforce training. The total investment is expected to be approximately 1.2 trillion KRW. Consequently, future population inflow and regional economic revitalization are expected to drive housing price increases.


Meanwhile, ‘Busan Jang-an District Dietre The Ocean’ is located in the Jang-an District area of Gijang-gun, Busan. It consists of six buildings ranging from two basement floors to a maximum of 25 floors above ground, with a total of 507 households in exclusive areas of 84㎡ and 110㎡. The model house is located in Maehak-ri, Jeonggwan-eup, Gijang-gun.
