Seoul Jung-gu Holds Dogae Committee Meeting and Decides to Relax 4m for New Building in Dasan-dong

The first beneficiary area in Jung-gu, Seoul has emerged three months after the announcement of the Namsan height restriction relaxation.
Jung-gu, Seoul (District Mayor Kim Gil-seong) announced on the 11th that it held the 3rd District Urban Planning Committee on the 9th and approved the original plan to relax the height restrictions in the area of Sindang-dong 432-2241. This is the first height relaxation review since the Namsan height restriction was eased.
The area around Sindang-dong 432-2241, located near the Vertigo Station subway, is currently undergoing construction of a neighborhood living facility that began in August last year. Due to the relaxation of the Namsan height restriction, the existing height limit changed from 20m to 24m, and if approved by the district review, it can be relaxed up to 28m.
In December 2020, the building height was set at 23.7m through the Seoul City Urban Planning Committee's height relaxation. After the Namsan height restriction was eased, the building owner applied for a height relaxation to 27.1m last month, which Jung-gu accepted as is.
The building height within the Namsan height district is relaxed based on the Namsan summit, targeting areas with lower terrain compared to the plots and adjacent areas, within the range that does not exceed the 'height extension line of adjacent buildings.' The district swiftly reviewed the relaxation application to allow residents to feel the practical effects of the height restriction relaxation for the first time in 30 years and approved the original plan.
Currently, Jung-gu is promoting follow-up projects such as the 'My Home Design Expert Service (Namsan de Dessin),' which matches residents within the height district with architects to provide design plans, and 'Namsan de Maison,' which collaborates with private companies to repair homes of low-income households. Additionally, various policies driven by the height restriction relaxation are being implemented, including applications for public contests related to low-rise residential area improvement and the establishment of residential environment management plans.
District Mayor Kim Gil-seong said, "I hope that active changes will begin within the height district with the approval of this review," and added, "Since we achieved the height restriction relaxation through two years of efforts with residents, we will spare no effort to provide prompt support to enhance its effectiveness."
