Yongin-si Strengthens Location Regulations for Data Centers and Hazardous Material Facilities within Growth Management Plan Zones

Yongin City announced on the 11th that it has prepared a revision plan for the growth management plan containing these details and will collect residents' opinions until the 25th.

Earlier, after announcing the growth management plan in February, the city held briefing sessions for six months and gathered opinions on the implementation guidelines. This revision plan is an improvement plan prepared to suit the actual conditions on the ground while maintaining the basic objectives of the growth management plan.

The growth management plan is established for systematic development in non-urbanized areas such as green zones, management zones, agricultural and forestry zones, and natural environment conservation zones under the Framework Act on National Land Planning and Utilization, including ▲areas with high development demand requiring management ▲areas expected to urbanize ▲areas requiring systematic management in connection with surrounding areas.

According to the main changes in the growth management plan prepared this time, in the road development sector, the standards for opening access roads were relaxed considering the characteristics of each region, and the road standards for adjacent development were abolished.

In the building use planning sector, 'data centers' were added as prohibited uses in residential and mountain management types. Along with this, in residential areas, ▲religious facilities (columbariums) that do not conform to the purpose of the type designation ▲some hazardous material storage and processing facilities ▲some animal and plant-related facilities ▲cemetery-related facilities ▲funeral facilities were also added as prohibited uses.

In the retaining wall standards sector, the maximum height of single-tier retaining walls for economic and industrial facilities such as ▲factories ▲warehouses ▲sales facilities ▲automobile-related facilities ▲hazardous material storage and processing facilities was relaxed from 3m to 5m. In addition, the city explained that standards for ▲buffer space securing ▲exposed height of building basements ▲landscaping and parking were also supplemented.

Detailed changes can be found on the Yongin City website's announcement and notice board. Opinions on the revision plan can be submitted by downloading the opinion submission form from the website and sending it by mail or visiting the Urban Development Division of the city hall.

A city official said, "We plan to complete administrative procedures such as collecting opinions on the growth management plan revision and deliberation by the Urban Planning Committee within this year."

In February, Yongin City designated about 127㎢ of planned management areas and natural green areas as growth management planning zones through the announcement of the '3rd Growth Management Plan.' This accounts for 21.5% of Yongin City's total area of 591㎢.
