Approved Complex Paper Residential Construction Plan
Building Residential Facilities with 3,032 Units
Two Buildings as Premium Wellness Residences
HDC Hyundai Development Company has received approval for a housing construction project to build residential facilities with 3,032 units on the complex site of the Gwangwoon University Station area development project from Nowon-gu.
HDC Hyundai Development Company announced on the 30th that it plans to begin construction in November on a residential complex consisting of 3,032 units across eight buildings, with a maximum height of 49 floors above ground, along with a street mall on approximately 150,000㎡ of railway facility land around Gwangwoon University Station in Wolgye-dong, Nowon-gu, Seoul.
The residential facilities on the complex site will be developed as a new-concept living space where work, life, and leisure harmonize. It will feature abundant green spaces, smart communities, green energy, and AI (artificial intelligence)-based digital home care.
Among the eight buildings, two will be developed as premium wellness residences directly operated by HDC Hyundai Development Company. They plan to offer differentiated residence facilities that provide meals, housekeeping, and concierge services. Alongside the residential facilities, the street mall will also be directly owned and operated by HDC Hyundai Development Company.
The project site will be developed into △complex site △commercial and business site △public site. A mixed-use building will be constructed on the commercial site. It will have a ‘ㅁ’-shaped structure with an open center where a central garden will be created. The lower floors will house commercial facilities, while offices and a hotel will be located above. HDC Hyundai Development Company is planning to relocate its headquarters to showcase a new vision for the city and will directly own, operate, and manage the commercial facilities, offices, and hotel.
The public site will include convenience facilities for local residents such as a lifestyle cultural hub library with various themes, a youth career center supporting startups for young people from seven local universities, and a cultural and sports center.
HDC Hyundai Development Company plans to connect the area around Gwangwoon University Station to create a living space where people, nature, and the urban environment coexist. They will establish a pedestrian network linking the east and west sides, which are separated by the railway, and the northern Gwangwoon University Station within the complex. The network will connect Jungnangcheon Stream, Uicheon Stream, and the Gyeongchun Line forest trail with the newly built street mall, hotel, mixed cultural spaces, future-oriented offices, and residential areas.
An HDC Hyundai Development Company official said, "Through the Gwangwoon University Station area development project, we will create a future-oriented urban lifestyle where nature and healthy living coexist and contribute to the economic revitalization of Seoul’s northeastern region. By directly owning and operating some of the mixed-use facilities, we will continuously consider the city’s context and create a sustainable city."
