Selected Areas: Huam-dong 264-11 and Junghwa-dong 309-39
Maintenance Plan Establishment Service to Begin in the Second Half of the Year
Seoul City has selected two rapid integrated planning candidate sites in Huam-dong, Yongsan-gu, and Junghwa-dong, Jungnang-gu.
Seoul City announced that it held the 4th redevelopment candidate site selection committee and selected Donghuam 3 District (around 264-11 Huam-dong) and Junghwa 6 District (around 309-39 Junghwa-dong) as candidate sites. The total number of rapid integrated planning redevelopment candidate sites has reached 67.
In selecting these candidate sites, Seoul City prioritized areas where residential environment improvement is urgent, actively reflecting residents' willingness to proceed, focusing on areas with high approval rates and low opposition rates. In particular, areas with a high proportion of semi-basement units and poor infrastructure, where projects can be smoothly promoted, were selected.
The area around 264-11 Huam-dong (82,172.5㎡) is a densely populated residential area located on a hill with an elevation of 50 meters, where residential environment improvement is needed.
The Huam-dong area is an old low-rise residential area on the slopes of Namsan Mountain, reviewed and selected as an area requiring residential environment improvement along with plans to relax height regulations in the height-restricted district.
The area around 309-39 Junghwa-dong (45,504.6㎡) is a densely populated residential area with a high degree of aging and a high proportion of semi-basement units, making redevelopment necessary.
The districts selected as candidate sites will begin redevelopment plan establishment services in the second half of this year, gathering residents' opinions to formulate redevelopment plans.
According to the anti-speculation measures for redevelopment candidate sites, the rights calculation reference date for the selected districts will be applied as the date when the district mayor recommends the candidate site. These areas will be designated as land transaction permission zones and building permit restriction zones in the future.
Han Byung-yong, Director of the Housing Office of Seoul City, stated, "The selected candidate sites are areas with poor infrastructure and in need of residential environment improvement. Through redevelopment projects, we will provide administrative support to supply quality housing and improve the residential environment."
