'Social Mix' Complex Without Sale-Rent Division
Targeting Construction Start Within 2026
A 41-story public housing complex with a total of 3,568 households will be built in the vicinity of Jeungsan Station on Seoul Subway Line 6.

On the 28th, Seoul City announced that the 6th Public Housing Integrated Deliberation Committee held on the 27th conditionally approved the complex project plan for the ‘Jeungsan 4 Urban Public Housing Complex District (Jeungsan 4 District)’.
The site is located at 205-33 Jeungsan-dong, Eunpyeong-gu, and with the passage of this public housing integrated deliberation, the ‘Urban Public Housing Complex Project’ will be promoted. The Urban Public Housing Complex Project is a policy established under the 2021 amendment of the ‘Special Act on Public Housing’ to quickly supply housing led by the public sector in old urban areas where private redevelopment is difficult. Previously, three sites (east side of Ssangmun Station, Banghak Station, Yeonsinnae Station) passed the integrated deliberation last year, and two sites (Singil 2 District, west side of Ssangmun Station) passed this year.
In this area, a total of 3,568 public housing units will be supplied in 38 buildings with a total floor area of 725,374㎡, ranging from 5 basement floors to 41 above-ground floors. This includes 2,422 public sale housing units, 716 profit-sharing sale housing units, and 430 public rental housing units. By exclusive area, 156 units of 31㎡, 190 units of 46㎡, 824 units of 59㎡, and 1,648 units of 84㎡ will be supplied. A floor area ratio of up to 300% will be applied.

The city plans to implement Jeungsan 4 District as a ‘social mix’ complex without distinction between sale and rental households. Reflecting the results of the public housing integrated deliberation, the complex project plan will be approved by the end of this year, aiming to start construction within 2026.
Various resident demand facilities such as green spaces, public pedestrian paths, public open spaces, public offices, sports facilities, kindergartens, daycare centers, senior centers, and small libraries are planned in this area. Social welfare centers and social enterprises will also be established.
Additionally, pedestrian paths connected to the adjacent Banhongsan, Jeungsan Station, Bulgwangcheon Stream, and Jeungsan Sports Park access routes will provide a convenient living environment for both residents and pedestrians. A public pedestrian path will be created along the scenic axis with views of Banhongsan and the subway station access route to allow pedestrians to move comfortably and safely. Outdoor elevators will be installed in sections with level differences to ensure that anyone can easily use the facilities within the complex regardless of disability.
Han Byung-yong, Director of the Housing Office of Seoul City, said, “With the passage of the Jeungsan 4 Urban Public Housing Complex Project through the public housing integrated deliberation, a residential complex with beautiful scenery and convenient living and pedestrian environments will be created around Jeungsan Station and Banhongsan area,” adding, “This project will greatly contribute to revitalizing the local community and improving the residential environment.”
