Integrated Review Building Plans Finalized After September Maintenance Plan Announcement

The Yeouido Daegyo Apartment, which has been completed for 49 years, has finalized a redevelopment plan for up to 49 floors and 912 households. This comes 11 months after the first advisory meeting under the Rapid Integrated Planning. Public contributions will include elderly welfare facilities and a public sports center with a swimming pool and golf practice range.

On the 25th, the Seoul Metropolitan Government announced that it held the 8th Urban Planning Committee (authorized subcommittee) and approved the redevelopment plan decision for Yeouido Daegyo Apartment, the basic development plan and urban management plan decision (amendment) for Yeouido Apartment District, and the landscape review with modifications.

Yeouido Daegyo Apartment is an aging complex completed in 1975. The zoning area will be changed from the 3rd general residential area to a semi-residential area, applying a floor area ratio of up to 469%, resulting in 4 buildings, 912 households, and 49 floors. The number of rental housing units is 144.

The Daegyo Apartment began the improvement process last July by simultaneously conducting the Seoul City Rapid Integrated Planning advisory project and establishing the redevelopment plan, completing the review about 11 months after the first advisory meeting. This is about 7 months after the establishment of the association.

A 'complex cultural and sports center' accessible to local residents will also be created as a donated facility. It will have a total floor area of approximately 11,000㎡ and include amenities such as an indoor swimming pool, golf practice range, yoga room, and climbing zone. A public pedestrian passageway will also be constructed through the center of the complex.

The previously controversial elderly home care welfare facilities (daycare center, home visit nursing services, etc.) have been secured as public contribution facilities. The Seoul Metropolitan Government explained, "It is of great significance that a precedent for redevelopment plan decisions was established through smooth consultations among the city, Yeongdeungpo District, and the association."

Yeouido Daegyo Apartment plans to promptly finalize the architectural plan through integrated reviews (architecture, traffic, education, etc.) after the redevelopment plan is announced, reflecting the modifications approved in this review. The association plans to select a construction company within this year and complete the project implementation approval by the first half of 2025.
