Seoul City announced on the 22nd that it held the 12th Urban Planning Committee meeting on the 21st and approved the revision of the "Gongpyeong District and Gongpyeong District 3 Urban Maintenance-type Redevelopment Project Maintenance Plan."
The site is located in the area of 1 Gongpyeong-dong, Jongno-gu, where deteriorated and poor-quality buildings over 30 years old, currently used by Hana Tour and Jongno Police Station, are situated.
Following the approval of this maintenance plan revision, one office building of approximately 30 floors above ground will be constructed. Neighborhood living facilities aimed at revitalizing the street will be concentrated on the basement 1st floor to the 2nd floor above ground, and office facilities will be arranged from the 3rd floor above ground to the top floor to activate the office functions of the outdated commercial space.
This project applies a floor area ratio of up to 1181.64% through the introduction of open green spaces and public contributions. The building height will be within 140 meters. Open green spaces will be created within the site to connect the old Gongpyeong-dong road, which was cut off from Centropolis located to the west of the site, and to provide continuous walking and resting spaces through linkage with Gongpyeong Park, which will be created to the east of the site.
Part of the scenic plaza will be donated for use as a resting space for citizens and tourists. It will also contribute to street revitalization by linking with low-rise commercial facilities around Insadong. Additionally, cultural and assembly facilities that can be used as exhibition halls will be created on the 1st and 2nd floors above ground, considering the demand for cultural spaces in the Insadong area, and then donated.
Seoul City stated, "With this revision of the maintenance plan, it is expected to induce office complex development of an appropriate scale or larger in the commercial area around Jonggak Station, secure public spaces that reflect the characteristics of the area, and contribute to enhancing the competitiveness of the downtown area."
