Housing Supply Cliff for Large and Medium Apartments in the Seoul Metropolitan Area, Interest in ‘Hillstate Lake Songdo 5th Phase’

The popularity of medium-to-large apartments with exclusive areas of 84㎡ or more is heating up, especially in the Seoul metropolitan area. This is attributed to the increasing scarcity as the move-in cliff deepens starting this year. As the phrase "now is the right time to purchase" spreads among buyers, attention is focusing on medium-to-large apartments about to be newly launched.


According to data from Real Estate R114, the scheduled supply of medium-to-large apartments in the metropolitan area this year is 107,730 units, a decrease of 2,603 units (2.36%) compared to last year's 110,333 units. In contrast, the nationwide supply of medium-to-large apartments increased by 27,940 units (from 240,845 units to 268,785 units) during the same period.


The move-in cliff is expected to deepen. The scheduled supply for 2025 and 2026 is set to sharply decline to 79,978 units and 48,250 units, respectively. These figures represent decreases of 25.76% (27,752 units) and 39.67% (31,728 units) compared to the previous year, with the annual decline rate increasing. Notably, the 2026 scheduled supply is less than half of this year's supply.


An industry expert commented, "As the supply of medium-to-large units in complexes about to be occupied in the metropolitan area sharply decreases, buyers seeking medium-to-large units are moving quickly. Furthermore, the number of housing starts and permits, which significantly impact the housing market, is also declining, highlighting the scarcity of new apartments even more."


Amid this, attention is drawn to ‘Hillstate Lake Songdo 5th Phase,’ composed of medium-to-large units.


Hyundai Engineering & Construction is currently selling ‘Hillstate Lake Songdo 5th Phase’ in Songdo-dong, Yeonsu-gu, Incheon Metropolitan City. The complex will consist of 12 buildings, ranging from 2 basement floors to 26 above-ground floors, totaling 722 units. The exclusive areas range from 84 to 215㎡, consisting of medium-to-large units in high demand in Songdo International City.


The number of units by exclusive area is as follows: △84㎡ 220 units △99㎡ 276 units △105㎡ 119 units △112㎡ 22 units △115㎡ 28 units △120㎡ 30 units △146㎡ 2 units △154㎡ 4 units △168㎡ 13 units △175㎡ 3 units △186㎡ 2 units △215㎡ 3 units.


‘Hillstate Lake Songdo 5th Phase’ is the fifth complex in the largest Hillstate brand town within Songdo Landmark City. Some units offer permanent views of the waterfront lake, ocean, and cityscape. It is also designed with the most terrace units among waterfront-adjacent complexes, applying innovative designs that are expected to attract buyers’ interest.


The complex is adjacent to the waterfront lake, a core facility of Songdo Landmark City, and offers convenient access to Landmark City’s 3rd waterfront park. Nearby, the West Sea coastline features Landmark City’s 1st waterfront park with a total area of 263,000㎡ and a total length of 4.2 km, Songdo Dalbit Festival Park, Songdo Central Park, and the Jack Nicklaus Golf Club, providing a pleasant living environment.


Additionally, large shopping centers such as Hyundai Premium Outlet, Costco, NC Cube Canal Walk, Lotte Mart (Songdo branch), and Homeplus (Songdo branch) are located nearby. Planned facilities include E-Land Mall, Lotte Mall Songdo, and Songdo Severance Hospital (scheduled for 2026), offering abundant living infrastructure.


The complex’s differentiated product features are also noteworthy. Terrace floor plans are applied (except for some types), and terrace-specialized innovative floor plans will be applied to units of 120㎡ or larger. The strengths of each type include maximizing alpha rooms and storage space in the 84㎡ units, and applying rear-opening floor plans to all units 99㎡ or larger (excluding terrace buildings).


Furthermore, alpha rooms, pantries, large entrance storage, and dressing rooms (except some floor plans) are introduced to maximize storage space. The ceiling heights are designed at 2.5m for tower-type units and 2.7m for terrace buildings, enhancing the sense of openness.

Meanwhile, the announcement of successful applicants for Hillstate Lake Songdo 5th Phase will be on Tuesday, August 27, and the official contract period will be from Monday, September 9 to Wednesday, September 11, lasting three days. The model house is located in Songdo-dong, Yeonsu-gu, Incheon Metropolitan City.
