Rising Housing Prices in Gwacheon Ahead of ‘Prestige Xi’ Sale

- Apartment Sale Price Index in Gwacheon-si, Gyeonggi-do Rises 9.91% in One Year... Nationwide No.1
- 25 Record-High Transactions in Last 3 Months... Solidifying the '2 Billion Won Club' for Standard Units

Over the past year (July 2023 to July 2024), while the nationwide apartment sale price index still shows a negative change rate, the sale price index growth rate in Gwacheon-si, Gyeonggi-do, has ranked first nationwide, drawing attention as housing prices rise sharply.


According to KB Real Estate Data Hub, in July this year, Gwacheon-si's apartment sale price index was 97.40, up 9.91% from 88.62 a year earlier, showing the highest change rate among 154 cities, counties, and districts nationwide. The gap is also significant compared to 2nd place Nonsan-si (5.22%) and 3rd place Chuncheon-si (4.93%).


Looking at the metropolitan area, after Gwacheon, the order was Songpa-gu (3.89%), Seongdong-gu (3.66%), Yeongtong-gu in Suwon (3.59%), and Gangnam-gu (3.24%).


Gwacheon-si also has relatively high apartment prices. As of July, the average sale price per 3.3㎡ of apartments in Gwacheon was 53.89 million KRW, ranking third nationwide after Gangnam-gu (70.17 million KRW) and Seocho-gu (65.19 million KRW) in Seoul. This surpasses representative Seoul areas such as Songpa (50.96 million KRW), Yongsan (53.45 million KRW), Seongdong (42.70 million KRW), and Mapo (40.35 million KRW).


In particular, 25 record-high transactions were made in Gwacheon over the recent three months from May to July. Transactions have been steadily made from the reconstruction and new construction complexes in the original downtown area of Gwacheon to the Knowledge Information Town complexes, showing an upward trend in actual transaction prices.


According to the Ministry of Land, Infrastructure and Transport's actual transaction price disclosure system, a 60㎡ unit in Gwacheon Jugong 4 Complex in Byeolyang-dong changed hands for 1.6 billion KRW (8th floor) on July 16. In May, a 15th-floor unit of the same size was traded for 1.43 billion KRW, setting a record high, and the price rose by 170 million KRW in two months, breaking the record again. A 99㎡ unit in Gwacheon Prugio Ravieno in Galhyeon-dong was also traded for 1.83 billion KRW (27th floor), setting a new record high within a month.


Since July, complexes entering the "2 billion KRW club" have been increasing. An 84㎡ unit in Gwacheon Prugio Summit in Jungang-dong was traded for 2.18 billion KRW (5th floor), setting a record high, and among the 13 transactions since May, 12 were in the 2 billion KRW range. An 84㎡ unit in Gwacheon Weaverfield in Wonmun-dong was also traded for a maximum of 2.115 billion KRW (12th floor) in July, and an 84㎡ unit in Gwacheon Xi in Byeolyang-dong found a new owner for 2.04 billion KRW (12th floor).


An industry insider said, "Gwacheon in Gyeonggi-do is geographically close to Gangnam and has excellent residential conditions, such as a green space ratio exceeding 80%, showing a market trend similar to the Gangnam housing market," adding, "Recently, some have suggested it should be called 'Gwaseong' rather than 'Suyong' because the perception that it is a superior area to Seoul is growing stronger."


As the Gwacheon real estate market heats up, the 'Prestige Xi,' a reconstruction project of Gwacheon Jugong 4 Complex in Byeolyang-dong, Gwacheon-si, is scheduled to be launched for sale in September.

Prestige Xi is a large apartment complex with 11 buildings, ranging from 3 basement floors to a maximum of 35 floors above ground, totaling 1,445 households, of which 287 households with exclusive areas of 49 to 99㎡ will be sold to the general public.


Within a 5-minute walk is Gwacheon Government Complex Station on Subway Line 4, and surrounding road conditions such as Gwacheon-daero, the 2nd Gyeongin Expressway, and Gwacheon-Bongdam Urban Expressway are well maintained, making it easy to access nearby areas including Seoul Gangnam, Suwon, Anyang, Yongin, and Pangyo.


It offers a safe educational environment for children to commute to schools such as Munwon Elementary, Munwon Middle, Gwacheon High, Gwacheon Central High, Gwacheon Girls' High, and Gwacheon Foreign Language High, and convenient access to academies in the central commercial district.


Additionally, E-Mart (Gwacheon branch), Gwacheon Citizens' Hall, Government Gwacheon Complex, and Gwacheon City Hall are within walking distance. Especially, Gwacheon Citizens' Hall is a sports and cultural space equipped with swimming, ice skating, bowling facilities, as well as a large theater and small theater for performances and exhibitions, allowing residents to enjoy various hobbies and leisure activities.


The pleasant residential environment is also a strength. Gwacheon is surrounded by Gwanaksan and Cheonggyesan mountains, providing abundant green spaces, and around Prestige Xi are Central Park and Cheongsa Front Small Park. Nearby are also Gwanmun Sports Park, Wonder Park, Seoul Grand Park, National Museum of Modern and Contemporary Art, National Gwacheon Science Museum, and Gwacheon Botanical Garden.


Prestige Xi will feature an original exterior design considering the surrounding landscape and location characteristics. The complex will be arranged mainly facing south, with specialized exterior features such as curtain wall look and landscape lighting, and a large-scale lawn plaza exceeding the size of a soccer field will be prepared in the center of the complex. Especially, on the top floor of the 35-story building, a wide sky bridge connecting the buildings will house convenience facilities for residents, including a sky lounge with views of Gwanaksan and Cheonggyesan.


The floor plans are designed with all units having a 4-bay layout (excluding duplex types), including the rare 49㎡ exclusive area in reconstruction complexes. The ceiling height is 2.5m, 20cm higher than typical apartments, maximizing openness and spatial feeling.


Community facilities will include a fitness club, golf practice range, GX room, Pilates, sauna, children's library, and single-person reading rooms, as well as a swimming pool with four lanes, each 25 meters long.


Meanwhile, the Prestige Xi model house will be located on the first floor of the Xi Gallery in Daechi-dong, Gangnam-gu, Seoul, and move-in is scheduled for the second half of 2027.
