"Like a Garden, Not Just a Park"… Dapsimni Area Redeveloped into a Large Complex up to 45 Floors Tall

A large apartment complex with up to 45 floors, embracing Gande-me Park, will be built in the Dapsimni-dong area of Dongdaemun-gu, Seoul.

Seoul City announced on the 21st that it has finalized the rapid integrated planning proposal for redevelopment in the Dapsimni-dong 471 area with these details.


The target site is a low-rise residential area near Cheongnyangni Station and Sindap Station, with Gande-me Park at its center. According to the rapid integrated planning proposal, this area will be redeveloped into approximately 2,250 households with buildings up to around 45 floors.


Through this new integrated plan, the city has designed a residential complex featuring gardens that connect walking paths, small parks within the complex, and Gande-me Park. Given the location in the middle of a residential area where accessibility to Gande-me Park was previously low, the park will be connected to the complex, and a public pedestrian passage will be planned along the roadside to allow all local residents to use it. Community facilities will be placed around the public pedestrian passage. Gande-me Park was established in 1998 as part of the five-year plan to expand parks and green spaces in the densely populated housing area of Dongdaemun-gu.


To allow residents to feel as if the park is part of their garden, residential buildings will be placed adjacent to the park. The courtyard-style outdoor spaces within the complex will be designed as small parks, connecting Gande-me Park and the internal walking paths to plan the park and complex as one garden. To alleviate traffic congestion caused by large-scale development, the main roads outside the complex will be widened. The southeastern side of Gande-me Park inside the complex will be planned as a pedestrian-only and priority road to facilitate pedestrian convenience from the complex to the park and public facilities.


Surrounding the park, tower-type residential buildings up to 45 floors will be arranged, while mid- to low-rise slab-type buildings will be designed along the street and adjacent residential areas and excluded sites. Commercial spaces will be placed on the low-rise sections along the street.

The redevelopment target site is a densely populated area of single-family and multi-family houses created through the Sagun Land Readjustment Project in the 1960s. Due to aging buildings, narrow roads ranging from 3 to 8 meters wide, and illegal parking causing inconvenience to residents, there was a need to improve the residential environment. With developments such as Jeonnong and Dapsimni Redevelopment Promotion Districts and Moa Town underway nearby, significant changes are expected in the area in conjunction with this redevelopment.


Jo Nam-jun, head of Seoul City’s Urban Space Headquarters, said, "We planned it so that residents can always experience a garden in their daily lives," adding, "We will actively support the smooth progress of the project."
