Reborn as a 49-Story Building with 2,173 Households
Targeting Union Establishment in the First Half of Next Year
Yangcheon-gu, Seoul (District Mayor Lee Gi-jae) announced that Mokdong Complex 6, the first among the 14 Mokdong apartment complexes, was officially designated as a "Maintenance Plan Decision and Maintenance Zone" on the 16th, and will promote "Public Support for Direct Establishment of the Association" to expedite the maintenance project.
This maintenance zone designation was finalized following the review at the "6th Seoul City Urban Planning Committee Rapid Integrated Planning Maintenance Project and Delegated Subcommittee" held in July.
Mokdong Complex 6, which was occupied in 1986, covers an area of 102,424.6㎡ around Mokdong 911, and will be developed into 15 buildings with up to 49 floors and 2,173 households, applying a floor area ratio of 299.87%. In addition, community facilities such as daycare centers, senior citizen centers, care centers, small libraries, and public offices will be established.
In particular, anticipating a rapid population increase due to reconstruction, the district requested Seoul City to plan for the establishment of a new public office. As a result, a complex public office building of 7,000㎡ in total floor area for Mokdong Complex 6 was secured. This will serve as a hub for residents' administrative, cultural, and welfare activities, greatly enhancing convenience and the quality of administrative services.
After the designation of the maintenance zone, the district plans to accelerate the project by skipping the process of forming a promotion committee and providing "Public Support for Direct Establishment of the Association" during the next stage of association establishment.
The district stated, "To swiftly advance the maintenance project of Mokdong Complex 6, we have commissioned a specialized public maintenance project management service for public support of direct association establishment in line with the maintenance zone designation announcement. We aim to obtain association establishment approval by the first half of next year, transparently conducting procedures such as drafting the association bylaws and election management regulations, and holding the inaugural general meeting. We will also promptly collect association establishment consent forms to facilitate rapid approval of the association establishment."
Meanwhile, the other 13 Mokdong apartment complexes, excluding Complex 6, are proceeding with maintenance plan establishment using the Fast-Track advisory method, which allows simultaneous advisory and statutory planning procedures, so the designation of maintenance zones for each complex is expected to accelerate.
District Mayor Lee Gi-jae said, "With the designation of the maintenance zone for Mokdong Complex 6, the remaining 13 complexes will gain momentum, and the goal is to request the maintenance plan decision from Seoul City within this year. Leading with Mokdong Complex 6, we will swiftly drive the reconstruction of the Mokdong housing development district and further accelerate the creation of a cutting-edge future-oriented city."
