Bucheon City in Gyeonggi Province will conduct a public inspection of the 'Jungdong 1st Generation New Town Maintenance Basic Plan (Draft)' until the 28th.
The Jungdong 1st Generation New Town Maintenance Basic Plan is established in accordance with the 'Special Act on the Maintenance and Support of Aged Planned Cities.' Among the five local governments where the 1st generation new towns are located (Bucheon, Seongnam, Goyang, Anyang, Gunpo), Bucheon City is the first to disclose the plan following the enforcement of the special act.
Bucheon City has set the vision of "Jungdong embracing newness that resembles the future," and established four major goals: ▲ a "zero-energy city" where waterways flow and the city breathes ▲ a "first-class education and residential city" where everyone wants to live ▲ a "future change response city" that starts anew and resembles the future ▲ and a "culture and arts city" leading cultural industries from culture and arts, presenting the future image of Jungdong 1st Generation New Town.
The standard floor area ratio for Jungdong 1st Generation New Town is planned at 350%, with 18 designated special maintenance zones. The plan also seeks to create a high-quality residential environment and transition to a future city. It includes the introduction of social overhead capital (SOC) and the construction of future-oriented apartment complexes.

The area is divided into six zones by living area, laying the foundation for introducing social overhead capital at appropriate locations in future special maintenance plans. The direction is set to introduce social overhead capital such as multipurpose sports centers, complex art and exhibition halls, future-oriented libraries, and eco-friendly waterfront walkways that residents can use freely and conveniently.
Meanwhile, Bucheon City plans to accept applications next month for the lead district selection contest, which began in June, and announce the lead district in November after an evaluation committee meeting in October.
Additionally, Bucheon City is collaborating with the Bucheon City Council to enact the 'Bucheon City Ordinance on the Maintenance and Support of Aged Planned Cities' by December. The ordinance is expected to include provisions on the composition of the Aged Planned City Maintenance Committee and public contribution rates.
Mayor Jo Yong-ik of Bucheon City said, "As residents have high interest and aspirations for the lead district, we proactively prepared the Jungdong 1st Generation redevelopment plan. We will establish a future model for the newly reborn Jungdong 1st Generation New Town and reorganize the future-oriented urban spatial structure to contribute to the realization of spatial welfare for citizens."
