Osan Segyo Umi Lin Central City will be developed as a large complex in Block A-14 of Osan Segyo 2 District, consisting of 11 buildings ranging from 3 basement floors to a maximum of 25 floors above ground, with a total of 1,532 households. All units are small to medium-sized apartments preferred by buyers, with the number of households by exclusive area as follows: ▲59㎡A 244 units ▲59㎡B 292 units ▲59㎡C 268 units ▲59㎡D 100 units ▲72㎡ 257 units ▲84㎡ 371 units.
Umi Construction stated, “As the largest complex developed in Osan Segyo 2 District and subject to the price ceiling system, it is expected to attract significant interest.”
The complex will feature differentiated designs befitting a large-scale development. The layout is primarily south-facing with wide spacing between buildings to enhance lighting, ventilation, and openness. Various landscaping elements will be introduced throughout the complex to increase comfort. Additionally, community facilities such as an indoor gymnasium, golf practice range, and fitness center will be richly provided.
For interior design, all units will adopt a 4-bay slab-type cross-ventilation structure, and spaces such as corridor and entrance pantries and dressing rooms will be introduced to maximize space utilization. Furthermore, cutting-edge systems like an air-clean system and smart home IoT will be applied to further enhance residential convenience.
The complex adjoins Segyo 3 District, which the government designated as a new housing site candidate in November last year, raising expectations for increased value. Once Segyo 3 District is developed, the Osan Segyo area, including the existing 1st and 2nd districts, will transform into a large-scale new town with approximately 66,000 households and about 150,000 residents. Considering its location at the center of the metropolitan semiconductor cluster, the government plans to develop this area as a ‘self-sufficient Connect City’ that strengthens semiconductor industry support functions such as research and development (R&D) and business, adding future value as a semiconductor hub city.
There are also various development benefits. First, it is adjacent to Osan Station on Line 1, where the extension of the metropolitan express subway (GTX) Line C is being promoted, as well as the Osan Station Transfer Center. Notably, the Dongtan Urban Railway (Dongtan Tram) is planned at Osan Station, and extensions of the Bundang Line and KTX stops from Suwon are also being pursued as part of the 4th National Railroad Network Plan.
In addition, a site for Marucho (tentative name) and a high school is planned right in front of the complex, and a neighborhood park site is planned next to the complex, providing excellent residential conditions.
Transportation is also convenient. Seobu-ro, which connects to Suwon and Byeongjeom, passes next to the complex, and it is adjacent to Nambu-daero, which connects to Osan city center. Moreover, access to National Road No. 1 and the Gyeongbu Expressway Osan IC is convenient, providing a dense metropolitan transportation network.
