As more areas in the real estate market have started to turn upward since June, the atmosphere is noticeably changing, with rising transactions occurring in so-called ‘core areas.’ ‘Core areas’ refer to locations that serve as regional centers and are recognized by local demanders in various aspects such as transportation, education, convenience, and housing in the real estate market.
In Seoul, where the market heat is intense recently, the Gangnam area including Gangnam, Seocho, and Songpa districts is considered a core area, while in the metropolitan area, the southern part of Gyeonggi Province is relatively regarded as a core area compared to the northern part. Looking at provincial regions, Daegu’s Suseong-gu, Busan’s Haeundae-gu, Cheonan and Asan areas in Chungnam, Cheongju in Chungbuk, and Gimhae in Gyeongnam are identified as core areas.
A common feature of these core areas is their high average housing prices. Moreover, the recent craze for owning a ‘smart single property’ has led to high-priced transactions occurring in these regions.
According to the Ministry of Land, Infrastructure and Transport’s actual transaction price statistics based on exclusive 84㎡ units, the highest transaction price in Daegu this year was 1.47 billion KRW at ‘Hillstate Beomeo’ in Beomeo-dong, Suseong-gu. In Chungnam, the highest prices were recorded at ‘Cheonan Buldang Jiwol The Sharp’ (847 million KRW) in Buldang-dong, Cheonan, and ‘Shinyoung Handeul Mulbit City Jiwel City Central Prugio’ (750 million KRW) in Tangjeong-myeon, Asan. In Chungbuk, ‘Cheongju Dongnam City Pradium’ (700 million KRW) in Sangdang-gu, Cheongju, marked the highest transaction price.
The most preferred areas in Cheonan and Asan, which represent the Chungnam real estate market, are the Asan Tangjeong district and Cheonan Buldang district, which comprehensively meet the conditions that core areas should have, such as transportation, living convenience, and jobs. Apartments located in these areas occupy the top ranks in actual transaction prices in the Chungnam region, making them popular locations.
Furthermore, these areas are popular in the pre-sale market as well. The apartments ‘The Sharp Tangjeong Infinity City’ and ‘The Sharp Tangjeong Infinity City Phase 2,’ which were pre-sold in January and May this year respectively, recorded competition rates of 52.58 to 1 and 30.40 to 1 for first-priority applicants.
In fact, the Asan Tangjeong district and Cheonan Buldang district boast solid infrastructure. Centered around the KTX·SRT Cheonan Asan Station, the Seoul Metropolitan Subway Line 1 intersects here, and especially, the extension of the GTX-C line to Cheonan Asan Station is being promoted, further improving accessibility.
Additionally, the area offers a pleasant residential environment with facilities such as E-Mart Traders, Galleria Department Store, Handeul Mulbit Park, Yonggok Park, Aehyeon Park, and Art River Park (Gokgyocheon Art-River Park integrated stream project).
Moreover, the proximity to Asan Display City 1 and 2 general industrial complexes, where Samsung Display is located, allows for quick commuting, attracting high interest from demanders seeking a live-work environment.
With such excellent residential conditions, Geumgang Housing is launching the pre-sale of ‘Asan Baebang Geumgang Penterium Central Park’ in the Tangjeong district of Asan this month.
Asan Baebang Geumgang Penterium Central Park will be built in the Asan Tangjeong district, consisting of 5 buildings ranging from 2 basement floors to 28 floors above ground, with a total of 438 households.
