Three subscription accounts with a perfect score of 84 points, known as the '20 billion Lotto,' were among the winners of 'Raemian Onepentas'. With substantial real demand still waiting for subscriptions in Bangbae, Jamsil, Cheongdam, and other areas, the subscription market is expected to remain hot in the second half of the year.

According to the Korea Real Estate Agency's subscription homepage on the 7th, the highest subscription score among the winners of Raemian Onepentas was 84 points. The types with the highest scores were the exclusive 84㎡A, 107㎡, and 155㎡ units. The highest subscription score of 84 points is a perfect score, which requires being without a home for more than 15 years and having six or more dependents.


The subscription score is calculated based on the period of being without a home, the number of dependents, and the subscription account subscription period. The maximum points for the period without a home (32 points) and the account subscription period (17 points) require more than 15 years. The maximum points for dependents (35 points) are given when there are six or more dependents. This means that families with four or more children or those supporting children and parents can receive the perfect score.


The score-based subscription ratio for Onepentas is 40% for units under 60㎡ exclusive area. Since it is a speculative overheated district, 70% of units between over 60㎡ and 85㎡ exclusive area, and 80% of units over 85㎡ exclusive area are allocated as score-based subscription units. Among the general supply units (292 households), excluding the special supply units (114 households), 128 households, which is 72% of the general supply units, were allocated for score-based subscription, and 50 households, 28%, were allocated for lottery-based subscription.


The subscription scores for Onepentas were higher than those for nearby Maple Xi and One Bailey. The highest subscription score for Maple Xi, which was supplied in February, was 79 points, and the lowest was 69 points. For One Bailey, during the supply of one unit from uncontracted union members in May, the highest general subscription score was 84 points. The subscription scores at the time of supply in 2021 were around a minimum of 69 points and a maximum of 75 points.


The special supply competition rate for Onepentas was 352.5 to 1, with 41,083 applicants for 114 units, and the general supply competition rate was 527 to 1, with 93,864 applicants for 178 units. The subscription score threshold was as high as the competition rate.


According to Real Estate R114, the minimum subscription score for winning an apartment in the Gangnam area has been rising every year: 60.22 points on average in 2019, 64.12 points in 2020, and 73.5 points in 2021. It slightly decreased to 68.89 points last year but rebounded to 72.25 points as of June this year. To exceed 70 points, a four-person household must surpass the perfect subscription account score (69 points).


It is expected that many subscription accounts with high scores will flood the remaining Gangnam 3 districts' supply units in the second half of this year. Recently, as the sales prices have continued to rise mainly in the Gangnam 3 districts, subscription demand aiming for price differences in areas under the price ceiling system has steadily increased. For example, 'Raemian Leventus,' supplied by Samsung C&T in Dogok-dong, Gangnam, earlier this month, attracted 28,611 applicants for 71 units, recording an average competition rate of 402.97 to 1 for general supply.


Upcoming supply complexes in the Gangnam area for the second half of this year include 'The H Bangbae,' scheduled for supply at the end of this month, 'Cheongdam Le El', scheduled for the end of next month, and 'Jamsil Raemian I-Park', scheduled for October. The H Bangbae is a complex rebuilt from Bangbae 5 district, with an average supply price set at 64.95 million KRW per 3.3㎡. The general supply consists of 1,244 units ranging from 59㎡ to 114㎡ exclusive area, making the complex more than four times larger than Onepentas. 'Cheongdam Le El,' a reconstruction of Cheongdam Samik Apartment, is expected to have a supply price around 70 million KRW per 3.3㎡. The general supply is relatively small, with 144 units out of 1,261 units.


Ham Young-jin, head of the Real Estate Research Lab at Woori Bank, said, "Not only in Gangnam but overall, the subscription score cutoff levels have risen. If the score is low, one should aim for special supply or lottery-based units. If there are several units with similar exclusive areas, the competition rate tends to be higher for units with more households, so aiming for non-main units is advisable. It should also be considered that the cutoff score is higher for larger areas."
