High-Density Mixed-Use Development Study Completed for Seokchon~Songpa Station Area, Resident Briefing Held on July 12
Four Pilot Project Sites Identified, Raising Floor Area Ratio to 800% with Mixed Office, Commercial, and Residential Buildings to Revitalize Local Economy
Songpa-gu (Mayor Seo Gang-seok) has officially launched the high-density mixed-use development project around Seokchon Station to Songpa Station, a core part of the ‘Songpa-daero Premium Street Creation Project.’
‘Songpa-daero’ is a 6.2 km, 10-lane road stretching from the southern end of Jamsil Bridge to the Seongnam city boundary. It serves as a central artery connecting Songpa’s landmarks and major facilities such as Jamsil Station, Lotte World Tower, Seokchon Lake, Garak Agricultural and Marine Products Market, Munjeong Legal Complex, and the Southeast Logistics Center.
However, the boulevard has not changed significantly from its state 35 years ago due to various restrictions. Most buildings along the road are low-rise and aging, under five stories, resulting in underutilization of land compared to the status of Jamsil as a metropolitan hub.
In response, the district aims to create a ‘pleasant, elegant, and vibrant premium street Songpa-daero’ as a key project of the 8th local government administration. It completed a station area revitalization feasibility study for high-density mixed-use development around Seokchon to Songpa Station and held a residents’ briefing session on July 12.
The briefing session was organized to share the project direction and detailed plans with residents near Seokchon to Songpa Station. About 100 residents directly affected by the project attended, where progress reports and development proposals were presented.
The ‘Songpa-daero High-Density Mixed-Use Development’ plan focuses on identifying four pilot sites where zoning can be upgraded to commercial areas and promoting the station area revitalization project centered on these sites. If the four pilot sites around Seokchon to Songpa Station are changed to general commercial zones, the floor area ratio will increase to 800%, allowing for mixed-use buildings including office, commercial, and residential spaces.
When landowners in the Seokchon to Songpa Station area decide to proceed with the station area revitalization project, the district plans to enhance project effectiveness by forming an urban planning expert advisory group and will focus on administrative support throughout the entire process, including site selection and district unit plan establishment.
During the Q&A session, many residents expressed their expectations for the Songpa-daero premium street creation, saying, “The project direction was unclear for a long time, but it seems Songpa-daero will soon regain vitality through the station area revitalization project,” and “I’m curious about the completion timeline for the Songpa Avenue Garden Creation Project, including road reorganization.”
The district will accelerate the ‘Songpa-daero Premium Street Creation’ project, aiming to transform the area around Seokchon Station into a vibrant, attractive, and walkable street full of sights to see.
In particular, through the ‘Songpa Avenue Garden Creation Project,’ which will widen sidewalks and plant cherry trees and seasonal flowers from Seokchon Lake to Garak Market Intersection, the district plans to attract domestic and international visitors to Songpa-daero and stimulate the local economy.
Seo Gang-seok, Mayor of Songpa-gu, stated, “As the residents’ briefing session for the station area revitalization project received great interest from residents, we expect the high-density mixed-use development of Songpa-daero to proceed in earnest,” adding, “We will transform Songpa-daero into a visually rich and pedestrian-friendly street that attracts many visitors, developing it into a premium street bustling with tourism, leading companies, and jobs.”
