Mok 2-dong Aging Residential Area, New Planning Confirmed... Transformed into 580 Households

The aging residential area in Mok 2-dong, Yangcheon-gu, Seoul, which had been neglected in development, will be reborn with 580 households.


On the 21st, the Seoul Metropolitan Government announced that it had finalized the rapid integrated planning for the redevelopment project candidate site in the 232 area of Mok 2-dong, Yangcheon-gu.

The target site is an area where old single-family and multi-family houses are mixed, and the pedestrian environment is poor due to narrow roads and illegally parked vehicles, making it a region in need of maintenance. Although some parts of the area belonged to Eomji Village and a managed residential environment improvement project was promoted, it did not achieve results. In 2022, with residents' consent, it was selected as a candidate site for rapid integrated planning in December.


According to the rapid integrated planning established through communication with residents, local government, and experts over the past year, the target site (22,315㎡) will be redeveloped into approximately 580 households with buildings up to 22 floors.


The zoning will be upgraded from Category 2 General Residential Area (up to 7 floors) to Category 2 General Residential Area with higher building limits, but considering the adjacent residential area to the north of the site, the apartment building layout and height plan were established. Additionally, a public open space will be installed on the south side. The apartment complex will have two separate vehicle entrances to alleviate traffic congestion.


Commercial facilities will be placed along Mokdong Jungangbon-ro street. In connection with the commercial facilities, an open and spacious atmosphere will be planned with an entrance plaza and streets within the complex. Furthermore, a public pedestrian passage connecting east to west through the center of the site will be created to secure pedestrian continuity toward Yongwangsan Neighborhood Park hiking trails. Considering the topographical characteristics of higher elevation in the south and lower in the north, a three-tiered terrace will be formed, and streets and community spaces within the complex will be secured to overcome the terrain differences.


The city expects the maintenance plan decision to be completed within the year. Han Byung-yong, Director of the Housing Office of Seoul City, said, "We focused on complementing the environmental shortcomings of the existing site to create a pleasant residential environment," and added, "We expect a residential complex that supports various activities of local residents to be established."
