- 'Geomdan Aterazai' with 39% High Landscaping Rate, Adjacent to Approximately 93,000㎡ Cultural Park (Planned)
In the housing market, complexes with high green space ratios continue to enjoy popularity. As residential comfort significantly influences buyers' housing choices, demand is concentrated on complexes that provide a pleasant living environment within the premises.
According to the ‘Real Estate Trends 2024’ survey conducted by Gallup Korea targeting 1,324 residents in the metropolitan area and Busan, the most preferred specialized housing type (multiple selections allowed) was ‘landscape-specialized housing with harmonious scenery and enhanced diverse resting spaces,’ chosen by 30% of respondents. This figure represents a 5 percentage point increase from the previous year’s survey (25%), indicating a growing preference for landscape-specialized housing with abundant green space.
Consequently, construction companies are also focusing on strengthening product competitiveness by applying high landscaping ratios or introducing various landscaping elements in new housing complexes. These complexes immediately capture buyers’ attention and are popular in the subscription market.
In line with this trend, as the hot summer season approaches, a landscaping-specialized complex with an increased landscaping ratio is about to be launched, attracting attention. The GS Construction consortium plans to launch ‘Geomdan Aterazai’ this July in the Bullo-dong area of Geomdan New Town, applying a high landscaping ratio of 39% to enhance the complex’s comfort.
Throughout the complex, various landscaping features such as the ‘Elysian Garden,’ which combines water features and luxurious resting facilities, as well as a ‘Flower Garden,’ tea house, lawn plaza, children’s playground, and residents’ exercise facilities, are planned to provide residents with daily relaxation spaces.
Additionally, near the complex is a neighborhood park (planned), which serves as the starting point of the U-shaped green axis encompassing Geomdan New Town, allowing residents to enjoy a pleasant living environment both inside and outside the complex. A cultural park (planned) of approximately 93,000㎡, featuring a landmark lake park of the new town, is also within walking distance, facilitating leisure activities.
Moreover, an elementary school (planned) and kindergarten (planned) site are located directly opposite the complex, ensuring an excellent educational environment and safe commuting for children.
Regarding transportation, residents will be able to use the Geomdan Hosu Park Station (planned), an extension of Incheon Subway Line 1. Nearby, the Incheon Daegok-dong to Bullo District connecting road (planned) and the Dogye to Majon road (planned) are currently under construction. Once opened, these roads will enable direct access to Gimpo Hangang-ro and Ilsan Bridge, improving accessibility to major urban centers in Seoul.
A sales representative stated, “Geomdan Aterazai is distinguished by its differentiated product designed to meet the elevated expectations of buyers in a demand-driven market.” They added, “With a high landscaping ratio and various specialized landscaping features aimed at increasing resident satisfaction, inquiries are continuously coming in.”
Meanwhile, Geomdan Aterazai consists of six buildings ranging from two basement floors to a maximum of 25 floors above ground, with a total of 709 units sized between 59 and 84㎡. It is characterized by its exclusive composition of small to medium-sized units, which are popular within Geomdan New Town. The number of units by exclusive area is △59㎡A 140 units △59㎡B 23 units △59㎡C 261 units △59㎡D 22 units △59㎡E 22 units △74㎡ 99 units △84㎡ 142 units, all 100% small to medium-sized units.
The model house for ‘Geomdan Aterazai’ is scheduled to open in July in the Sang-dong area of Bucheon, Gyeonggi Province.
