155 Households in Jeongneung-dong, 253 Households in Amsa-dong by 2027
A total of 408 households will be supplied through the street housing maintenance project (Moa Housing) in the Jeongneung-dong and Amsa-dong areas of Seoul.
On the 19th, Seoul City announced that it held the 11th Small-scale Housing Maintenance Integrated Review Subcommittee on the 18th and passed two integrated reviews, including ‘Jeongneung-dong 218-1, Seongbuk-gu and Amsa-dong 495, Gangdong-gu’.
In the area of Jeongneung-dong 218-1, located near Bukhansan Bogukmun Station, a residential complex of 4 buildings, ranging from 4 basement floors to 11 above-ground floors, with a total of 155 households (for sale), will be constructed by 2027. The ‘Moa Housing Project Implementation Plan Standards’ were applied, including floor area ratio relaxation (200% → 222%) and height relaxation (from 7 floors or less to up to 11 floors), as well as open space relaxation within the site (from 3m to 2m), according to the maintenance infrastructure (road) installation plan.
The plan was designed to harmonize with the sloped terrain and to avoid any discordance on the front street by arranging the buildings naturally. In addition, convenience facilities were placed to conform to the terrain and activate the front street, and pilotis were planned to secure openness, considering the characteristics of the area.
In the area of Amsa-dong 495, near Subway Line 7 Amsa Station, a residential complex of 4 buildings, ranging from 2 basement floors to 15 above-ground floors, with 253 households (including 48 rental units), will be supplied by 2027. Floor area ratio relaxation (200% → 250%) due to rental housing construction, height relaxation within the Type 2 General Residential Area (from 7 floors or less to 13 floors), and building regulation relaxations such as balcony removal were applied.
Considering the narrow road conditions of this project site, a 2-meter sidewalk was created by utilizing open space within the site to improve the pedestrian environment. Additionally, street-type neighborhood living facilities were arranged to activate the street. Outdoor community facilities such as a residents’ cafe, rest garden, and residents’ exercise space will be installed to provide rest and leisure spaces for both residents and local community members.
