Hyundai Engineering & Construction announced on the 19th that it has opened the model house for "Hillstate Doan River Park" and has officially started sales.


Located in Doan 2-2 District, Yuseong-gu, Daejeon, Doan River Park consists of five complexes, with a total of 51 buildings and 5,329 units ranging from two basement levels to a maximum of 35 above-ground floors. In the first phase, Complex 1 (1,124 units) and Complex 2 (1,437 units), totaling 2,561 units, will be supplied. Of these, excluding rental units, 891 units in Complex 1 and 1,222 units in Complex 2, totaling 2,113 units, will be available for general sale.


The general sale exclusive areas for Complex 1 are as follows: 433 units of 84㎡A, 231 units of 84㎡B, 139 units of 101㎡A, 84 units of 101㎡C, 1 unit of 151㎡P, and 3 units of 170㎡P. For Complex 2: 348 units of 84㎡A, 271 units of 84㎡B, 21 units of 84㎡C, 117 units of 84㎡D, 462 units of 101㎡A, 2 units of 180㎡P, and 1 unit of 240㎡P.


It will be established in Doan New Town, one of the most preferred residential areas in Daejeon, and will be created as the largest single-brand "Hillstate" town in the Chungcheong region.


With Daejeon City being finally selected as a candidate site for the "Nano and Semiconductor National Industrial Complex," benefits from proximity between workplace and residence are also expected. In March last year, a 1.6 million pyeong area around Gyochon-dong, Yuseong-gu, Daejeon, passed the Ministry of Land, Infrastructure and Transport's Industrial Location Policy Review Committee, and a preliminary feasibility study is scheduled for this year with completion targeted for 2030.


The Southwest Comprehensive Sports Town is also planned near the complex. This area, within walking distance of the complex, covers approximately 760,000㎡ (about 230,000 pyeong), which is about half the size of Seoul Olympic Park (about 430,000 pyeong). The site will include a general stadium, a multipurpose gymnasium, various sports facilities, and parks.


A planned neighborhood park site is nearby, and part of the complex is adjacent to Jinjamcheon, allowing residents to use the waterfront park. Additionally, with abundant green spaces such as Doan Culture Park and Gapcheon Ecological Lake Park (planned), residents can enjoy a pleasant residential environment. Gapcheon Ecological Lake Park, in particular, will feature a variety of spaces across 431,715㎡, including a themed playground, cultivation wetland, event plaza, suspension bridge, themed island, waterfront plaza, and ecological wetland.


The complex is also equipped with diverse living infrastructure such as education, convenience, and transportation. Within the complex, there will be a daycare center, and sites for elementary and middle schools are within walking distance. It is also close to Doan High School, Daejeon Physical Education High School, Yuseong High School, Daejeon Foreign Language High School, and Daejeon Arts High School. Large shopping and cultural facilities such as Homeplus Mega Food Market Yuseong Branch, Lotte Mart Seodaejeon Branch, Moda Outlet Daejeon Branch, CGV Daejeon Gasuwon Branch, and Megabox Daejeon Yuseong Branch are also easily accessible.


Daejeon Urban Railway Line 1's Guam Station and Yuseong Spa Station are nearby, and residents can conveniently use road networks such as the Honam Expressway Branch, Gyeongbu Expressway, Daejeon Southern Ring Expressway, and Tongyeong-Daejeon Expressway. Additionally, Dongseo-daero, which connects Doan New Town and the original downtown area of Seo-gu, is close by, allowing quick access to both the old downtown and Dunsan living zones. Furthermore, Daejeon Urban Railway Line 2 tram is scheduled to open within walking distance.


All unit types will feature ample storage spaces such as entrance storage and a master bedroom dressing room, and community facilities suitable for the complex's scale will be provided. Both Complex 1 and 2 will include a golf practice range, fitness center, study room, H iForest, H With Pet, sauna, laundry room, and guest house. Additionally, Complex 1 will have a swimming pool, while Complex 2 will feature a private cinema.


Applications will begin with special supply on the 22nd, followed by first-priority applications on the 23rd and second-priority applications on the 24th. For special supply, various relaxed policies will be applied in accordance with the revised "Regulations on Housing Supply" effective March 25 this year, including special supply for newborns, easing of the basic requirements for multi-child households (from three to two children), and income relaxation for all special supply types.


For general supply, residents of Daejeon, Sejong, and Chungnam, who have maintained a subscription account for at least six months and meet the required deposit amounts by region and area, are eligible for first-priority applications regardless of homeownership status. Duplicate applications are allowed for each complex, and a fixed first contract payment of 20 million KRW is offered. There are no restrictions on re-winning or mandatory residency periods, and resale is possible six months after the announcement of winners.


The announcement of winners will be on the 30th for Complex 1 and the 31st for Complex 2, with official contracts taking place from August 12 to 16. The model house is located in Doan-dong, Seo-gu, Daejeon, and move-in is scheduled for August 2027 (Complex 1) and September 2027 (Complex 2).
