Conducting Feasibility Review, Schedule Management, and Construction Cost Adequacy Analysis
HanmiGlobal, a construction project management specialist company, has won the construction project management (CM) service contract for the reconstruction of Hangang Mansion in Ichon-dong, Yongsan-gu, considered the leading reconstruction project along the northern Han River.
On the 17th, HanmiGlobal announced that it was selected as the preferred negotiation partner for the construction project management by the Hangang Mansion union.
If detailed contract terms are finalized within this month, HanmiGlobal will assist the union and take charge of overall construction project management tasks until six months after completion. This includes reviewing project feasibility from the project promotion stage, schedule management, design alternative review, construction cost appropriateness analysis, construction management, and reviewing maintenance plans after completion.
Hangang Mansion, completed in 1971 and now 53 years old, is a residential complex located along the Han River, offering excellent river views and superior living conditions. It is a low-rise complex with five floors, consisting of 660 households, and has a floor area ratio of only 101%, making the reconstruction project highly feasible. The union initially prepared a redevelopment plan to build up to 68 floors, but during the advisory process of the Seoul City Urban Planning Committee, it was effectively rejected, prompting the selection of a specialized construction project management service company. Hangang Mansion is expected to begin relocation from September after completing the final stages of the redevelopment plan amendment process.
The Hangang Mansion union announced a bid for selecting a construction project management partner at the end of May, with a total of five companies participating. HanmiGlobal received high scores in technical aspects such as the largest number of projects completed domestically, cost reduction in reconstruction projects, shortening of construction periods, digital-based site management, and quality and safety management.
Previously, HanmiGlobal successfully completed the redevelopment project management of District 4 around Yongsan International Building. Since last year, it has consecutively won major reconstruction project management contracts in key Seoul areas such as Yongsan Maintenance Depot, Hannam District 4, and Cheongdam Samik. HanmiGlobal has successfully completed numerous super high-rise landmark residential construction projects in Korea, including Lotte World Tower, Haeundae LCT, Haeundae I'Park, and Dogok-dong Tower Palace.
