A Landmark Blending Transportation, Shopping, and Culture: ‘Hillstate Cheongju Central 2nd Phase’ [Hillsstate Cheongju Central Phase 2 Bird's-eye View, Provided by Hyundai Engineering]

Tokyo Midtown, redeveloped on the site of the former Japan Defense Agency, is a state-of-the-art complex cultural space featuring beautifully landscaped gardens, shops, galleries, art museums, hotels, and residences. Through attractive redevelopment, it has attracted people to the aging city center, provided new growth momentum, and has developed into Tokyo's top attraction. It is also regarded as a prime example of the direction of complex development.

The Cheongju Express Bus Terminal complex development project, considered the core and landmark project of Cheongju, is also drawing attention as a mixed-use development similar to Tokyo Midtown.

The Cheongju Express Bus Terminal complex development project is set to be reborn as a complex town with a total floor area of 166,149㎡, consisting of 7 basement floors and 49 above-ground floors, combining residential, residence, shopping, and cultural spaces.

The mixed-use shopping mall and cultural spaces, spanning from the 1st to the 7th floor above ground, will include the planned Hyundai Outlet Cheongju branch, Megabox (planned) featuring the first DA hall in Cheongju, and a Festival Garden with green resting spaces and performance culture. Additionally, a large-scale lifestyle complex shopping mall of approximately 30,000 pyeong with a major fashion mall and enhanced F&B functions will be established within the complex. This will be linked with the adjacent existing central commercial areas such as Megapolis (including Lotte Mart) and NC Department Store, positioning it as the largest commercial district in Cheongju.

The project site previously completed 100% sales with record-breaking competition rates by consecutively selling ‘Hillstate Cheongju Central’ in 2021 and commercial facilities in 2022.

As the ‘Cheongju Express Bus Terminal complex development project’ continues to progress smoothly, interest in ‘Hillstate Cheongju Central Phase 2,’ the only apartment complex within the site, is also increasing among prospective buyers. It offers the advantage of sharing the infrastructure of ‘Cheongju Central City’ at a single step and has high rarity as the core residential facility.

Amid high interest, the subscription results for ‘Hillstate Cheongju Central Phase 2’ conducted last month recorded a high competition rate with a maximum of 109:1 and an average of 26.82:1, closing all housing types in the first priority.

The top floor, the 49th floor, will feature a sky community. It is the only 49-floor sky community facility in Cheongju, including a sky fitness center, sky bridge, party room, and sky lounge with a dining room. Additionally, the 4th floor will house various community facilities for residents such as a screen golf course and Hills Lounge.

The interior of the units is designed with an innovative 4-bay cross-ventilation structure (except for some units), with unobstructed views and a south-facing layout. The indoor space offers a ceiling height of 2.4 meters and balcony glass railings to maximize the sense of space and openness, along with ample storage spaces such as an entrance pantry, master bedroom dressing room, and individual underground storage. Furthermore, a paid concierge service for residents is also planned.

Meanwhile, ‘Hillstate Cheongju Central Phase 2’ is located in Gagyeong-dong, Heungdeok-gu, Cheongju City, consisting of 2 buildings with 6 basement floors and 49 above-ground floors, offering 258 units with exclusive areas ranging from 84 to 197㎡.

The official contract signing will take place over three days from Tuesday, July 16 to Thursday, July 18, and the model house is located in Biha-dong, Heungdeok-gu, Cheongju, Chungcheongbuk-do.
