Not only apartments but also commercial spaces are increasingly emphasizing the importance of branding. Commercial spaces constructed by major construction companies are recognized for their excellent locations based on extensive construction experience, as well as their high competitiveness in design, finishing materials, and security systems.
It is common for commercial spaces to be built alongside branded apartment complexes, making them highly preferred investments due to their stable demand and brand power. Especially when the number of commercial units is limited compared to demand, their rarity increases, further enhancing investment value.
In this regard, Hyundai Construction Co., Ltd. announced that the "Hillstate Incheon City Hall Station Commercial Facility" will be available for sale in July. This facility is located in the Namdong-gu area of Incheon Metropolitan City and has abundant stable and surrounding demand. The Hillstate Incheon City Hall Station apartment complex secures 746 households as stable demand, and there are about 14,000 households within a 1km radius serving as surrounding demand.
Notably, only five units will be sold to the public, making it highly rare. Considering just the apartment complex households, each store secures stable demand from 149.2 households, allowing for expectations of stable income.
The design and layout of the commercial spaces are also structured to favor profit generation. Being single-story, it achieves a high exclusive use ratio (82%), and as an open-front commercial space along a main road, it offers excellent customer accessibility and easy inflow of foot traffic.
Additionally, the commercial facility is located in a "double station area" between Seokbawi Market Station and Incheon City Hall Station on Incheon Subway Line 2, enabling it to absorb demand from public transit users. With the GTX-B line scheduled to open in 2030, the foot traffic is expected to increase further.
A sales official stated, “The Hillstate Incheon City Hall Station commercial facility is highly rare with only five units for sale, and its proximity to Seokbawi Market, Incheon City Hall, numerous schools, and parks makes it advantageous for attracting residents of the local living area.” They added, “Moreover, the Juan 2 and 4-dong areas are designated as an integrated redevelopment promotion district, and various development benefits such as small-scale redevelopment and reconstruction are anticipated, increasing its investment value.”
Meanwhile, the sales promotion center for the Hillstate Incheon City Hall Station commercial facility is located in the Namdong-gu area of Incheon Metropolitan City.
