Construction of Jangwi 10 District and Yeonhui 1 District Redevelopment to Begin Early Next Year

The Jangwi 10 District and Yeonhui 1 District, where project progress had been sluggish, have passed the project plan change review and will begin construction early next year.

On the 3rd, the Seoul Metropolitan Government held the 3rd Integrated Maintenance Project Review Committee and announced that it had integrated and approved various review proposals for project implementation, including the ‘Jangwi 10 District Housing Redevelopment Project (Change)’ and the ‘Yeonhui 1 District Housing Redevelopment Project (Change).’


The Jangwi 10 District is a project to build 2,004 apartment units (including 341 rental units) with 5 basement floors and 35 above-ground floors in the area of 68-37 Jangwi-dong, Seongbuk-gu. It was designated as a maintenance district in 2008, received management disposition approval in 2017, and relocation has been underway since 2019.


The Jangwi 10 District project was delayed due to changes in the project plan, including adjusting the district boundary by deciding to exclude Sarangjeil Church within the project site. After obtaining approval for the project implementation plan and management disposition plan, construction is scheduled to start next year and be completed by 2029. Daewoo Construction will be in charge of construction.


A library will be built within the newly established cultural park to serve as a cultural and relaxation space for residents of the complex and nearby residents. The Integrated Review Committee suggested improvements such as considering the mobility-impaired by planning slopes within the Jangwi 10 District complex and enhancing school commute safety and educational environment protection for the nearby Jangwi Elementary School.

Near Hongjecheon, Yeonhui 1 District is currently undergoing relocation and demolition after two changes to the project plan and will begin construction early next year.


Yeonhui 1 District will be developed into 961 apartment units (including 140 rental units) across 13 buildings with 4 basement floors and 20 above-ground floors in the area of 533 Yeonhui-dong, Seodaemun-gu. Facilities such as daycare centers, care centers, senior citizen centers, small libraries, community exercise facilities, children’s parks, and shared parking lots will be built, and the surrounding traffic system will also be improved.


Yeonhui 1 District originally received management disposition approval in 2020 for building 1,002 units, but the project plan was changed, slightly reducing the number of units. SK Ecoplant will be responsible for construction.


The Integrated Review Committee suggested improvements to the monotonous floor plan (review proposal) by introducing various heights, both high and low, linked to Seoul’s height regulation relaxation to harmonize with the surroundings.


Han Byung-yong, Director of the Housing Office of Seoul City, said, “Many maintenance project sites are facing difficulties due to declining profitability caused by recent construction cost increases, and we are providing multifaceted administrative support, including integrated reviews, to ensure swift project progress. We will focus all our efforts on improving the residential environment of aging redevelopment districts and expanding insufficient public facilities to supply housing in a timely manner and do our best to stabilize housing for Seoul citizens.”
